IN BRIEF
This end of terrace house on the Palmers Green border has been extended to provide four bedrooms, two bathrooms, and a large garden studio. It’s conveniently located close to stations, green spaces, and transport links.
PROPERTY DESCRIPTION
With 1,518 square feet of space in the house and over 300 more in the garden studio, this substantial property offers lots of options to suit modern lifestyles.
The ground floor has been opened up to provide a large open plan living space that extends over 30 ft from the front of the house to the rear, and there’s also a WC on this floor. The large living space is divided into a front living room, central dining room, and kitchen.
There are three bedrooms and an unusually large family bathroom on the first floor, and a main bedroom suite on the top (loft) floor. The garden studio provides three further rooms suited to a variety of uses (gym, workspace, den etc), and a shower room.
A large porch leads straight into the open plan living space. This has excellent natural light thanks to a wide window at each end, and great flow from the living room to the dining area and on to the kitchen. There’s plenty of space in each zone, and the whole open plan area is unified by pale neutral décor. There’s a great sense of lateral space, with views from the front of the house right through to the garden.
The kitchen is semi-open, with the boundary defined by a wide floor cabinets that span the width of the room. With another wall of cabinets opposite, there’s ample worktop space, and lots of room for integrated and freestanding appliances. This is a pleasant place for prep and cooking, connected to the main living room, and with good natural light and lovely garden views thanks to a large skylight, a wide window above the sink, and a glazed back door that opens onto the paved garden terrace. There’s also a door to the WC which is conveniently located by the back door.
The first floor is home to three bedrooms, two of which are doubles, and a spacious bathroom. The front bedroom has a large bay window, the rear double has garden views, and both are carpeted and have extensive bespoke fitted wardrobes. The third bedroom, a single with a charming triangular bay window, is currently used as a workspace. This has wood laminate flooring, as does the fully tiled bathroom, which has a bath (with a mixer shower), a separate shower enclosure, and a washbasin and WC. A large, obscured glass window provides excellent natural light and ventilation.
The top floor suite comprises a double bedroom with eaves storage, and an ensuite shower room with a window. It has great natural light throughout due to two windows and two large skylights.
Outside, the property has a paved front garden with off-street parking, and gated side and rear access to the 37 ft garden. This has a paved terrace adjacent to the house, a central lawn with a specimen tree, and an attractive curved brick path to a large garden studio at the end.
LOCAL LIFE
There are plenty of local amenities within walking distance, including shops, cafes, and supermarkets in the neighbourhood centre of Palmers Green, and all amenities of Tottenham town centre.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 29, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 29, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 20, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
