Seller Insight:

What is your favourite room of the house and why?

The orangery which has beautiful views of the garden that we have worked hard to maintain. We always opened our Christmas presents in here so it has special memories.

Who do you think would be the next ideal owner?

We think a family would be ideal for the house, there are enough bathrooms and bedrooms for children and even an extra playroom in the ‘long’ bedroom over the garage. Plenty of garden to explore in with modern amenities and plenty of light. There’s also the possibility of adding another bathroom in the room over the garage or go up again into the loft for 2 more bedrooms.

What do you love most about the house and why?

We love it all as we designed the layout to suit us! We are so keen on the garden as well, as we have enjoyed maintaining it over the years.

What do you love about the local community?

We have lived in the village from 1976 and have always loved the countryside and views and have had a huge number of friends that live here. Now there are a lot more younger families which we love seeing and hearing them all playing outside on the warmer days. It’s beautifully picturesque and a perfect location for us.

How easy is it to commute from here?

To London it’s about an hour and a half up the M4, Bristol in an hour on the M4, Bath about the same on the back roads. 40 mins approx to Swindon and of course there is the train from Pewsey to Paddington.

What made you choose this property over others that were available at the time?

We wanted to stay in the village when we made the decision to ‘downsize’ from Glebe House next door and so sought planning permission to build Beech House with future planning in mind. We never regretted our decision.

Accommodation Summary:

Ground Floor:

The spacious entrance hall immediately purveys the sense of quality and scale of Beech House, with high ceilings and tiled floor. The clever open layout flows well throughout the ground floor, with the formal sitting room being separated by two sets of double doors. The orangery provides a wonderful south-facing light-filled space, the perfect vantage point from which to enjoy the glorious gardens and to access the terrace. Adjoining the open plan kitchen is a useful utility with access to the integral garage and downstairs WC.

First Floor:

The double aspect principal bedroom suite boasts a walk-in dressing room, and generous ensuite bathroom with separate shower. The further three double bedrooms are served by the family bathroom, also with separate shower.

Outside:

The setting of Beech House is truly magnificent. Discreetly located within the picturesque village, the property is situated down a quiet lane, with paddocks opposite and far-reaching views across the Pewsey Vale towards the nearby hills. Estate fencing and mature Beech Trees to the front offer excellent privacy, whilst the gravelled driveway has space for several vehicles. The exquisite gardens to the rear are south-facing and are bordered by mature trees and well-stocked beds. As the sun passes over the metaphorical yard arm, the terrace offers a tranquil spot to enjoy your favourite tipple, whilst for the more energetic the central tennis court can be used all year around.

Location:

Beech House is situated in the picturesque village of Milton Lilbourne, approximately 2 miles east of Pewsey and 8 miles west of Marlborough. The village sits on the eastern edge of the Vale of Pewsey and is in an area of outstanding natural beauty, with many properties in the village dating back to the 17th and 18th centuries. The village has a thriving community with a village hall, which hosts monthly pub nights, and a church. The neighbouring village of Easton Royal has a primary school, whilst Pewsey provides for all day to day amenities, including a direct rail service to London Paddington with services taking around 1hr. The market towns of Marlborough and Devizes are also within easy reach.
