About the property

Submitted for planning, three luxurious waterfront superhomes, contemporary in nature, with each home meticulously designed over five floors and offering 12,723 sq ft of accommodation. The architecture is ground breaking in its presentation and sits comfortably in the landscape with an abundance of high end specification detailing being put in.

The opportunity given, is for a buyer to purchase plot 3, with a guide price of £6,500,000. This enables a buyer to only pay stamp duty on the purchase price and then look at a contract to build out the property, with a guide on the build being declared at £3,500,000.

Stamp duty, on a main home purchase, would be £691,250

The property once complete, should have a guide price of £11,950,000, giving a buyer a healthy margin, future proofing the asset and investment whilst building out a dream home.

* (If the buyer was to purchase the home built, as a main home, for £11,950,000, the stamp duty would cost £1,345,250, purchasing the plot would save them £654,000)

For more information on this opportunity to purchase, drawings or to arrange access to walk the grounds, please contact the office.

About the location

Lilliput is ideally nestled in-between Sandbanks, Canford Cliffs and Whitecliff. It is well known for its peaceful waterfront secluded property, with a nearby village with a parade of shops which includes coffee houses, an artisan bakery, hairdresser, a trendy tapas bar, a very popular fish and chip shop and local convenience stores.

Just beyond these amenities is Parkstone Yacht Club, Salterns Marina and The Boat club all offering an array of facilities with the award winning beaches of Sandbanks and Studland a short drive away. These waters are famous for year-round sports including, windsurfing, kite surfing, paddleboarding and sailing. If you’re not on (or in!) the water it’s a gorgeous backdrop for walking, jogging or cycling too; the route through Sandbanks and across to Studland and the Isle of Purbeck is a particular favourite for local cyclists.

Whitecliff harbour side park is close by and is popular with dog walkers and families alike, with its stunning views and super play park for children. Tucked away on the edge of Whitecliff park is Southdeep restaurant, offering leisurely dining with a buzzy atmosphere.
