Exceptional location within walking range of Trevellas Coombe and St Agnes, and close to Perranporth Airfield and the Southwest Coast Path.

Why You'll like It
The property is a quite unique former barn converted into a luxury, contemporary minimalist two double bedroom home. There is a separate one bedroom self contained annexe built in keeping with the original barn. In addition, on site you also have a large workshop / studio in a former tractor shed and a polytunnel. Perranporth Airfield is close by where in WWII the RAF had a Spitfire base. The land that comes with the property was home to RAF barracks in Nissen huts, signs of which can still be seen, in the form of the concrete pads from the huts, two tumbledown ablutions blocks and a 50 person underground air raid shelter. The main barn is configured as a large open plan living / kitchen / dining space in the middle with very large en-suite bedrooms at either end. There's also a separate utility room. In the annexe you will find plenty of modern comforts with a cloakroom/WC, kitchen / living / dining room (where the kitchen has granite work surfaces) and the living space has bi-folding doors to the garden. There's also a double en-suite bedroom. Outside the annexe is a 4kw solar array (owned) which significantly contributes to the energy requirements. The paddock is a good size and the land is enclosed by a combination of hedging and fencing. There is a substantial galvanised gate at the entrance to the generous parking area. The presentation throughout the property is excellent and there is a great deal of further potential for future owners to explore!

Where It Is
Trevellas is a small village very close to the cliff tops of the north Cornish coast and is located between Perranporth and St Agnes approximately a couple of miles from each. Walks to hidden coves and the Southwest Coast Path from here offer endless adventures in arguably some of the most beautiful coastal countryside in the country. There are plenty of facilities in Perranporth including various shops, a large Co Op, pubs, restaurants, bars and cafes. The surfing beach is approximately 3 miles of golden sand and is popular with bodyboarders, surfers and kite surfers alike. Perranporth Airfield is nearby for those interested in flying in and out by light aircraft and has a fascinating history having been a WWII Spitfire base. The concrete pads, air raid shelter and ablutions blocks at the property relate to this time when, we understand there were barracks located in Nissen huts sited on the concrete pads! St Agnes and surrounding area offers further village facilities and many sandy and rocky coves to explore. St Agnes itself is a thriving year round community as well as being a favoured holiday destination.
