Property description & features

  • Three bedrooms
  • Two reception rooms
  • Kitchen/Breakfast room
  • Cellar
  • Gardens and land extending to 1.65 acres
In a tucked away location but convenient on foot both for the town and Offas Dyke, an attractive period house set in large gardens with a small, detached barn with potential to provide additional accommodation, if required.

Situation and Description
Yeld Farm lies on a no through road just minutes from the thriving market town of Kington. There are some lovely walks close by and the town offers an excellent range of local facilities. These include a church, primary and secondary schools, a choice of shops, a supermarket, cafes and pubs, and a private leisure club, to name but a few.

The house itself is a charming period property constructed mostly of stone which enjoys an elevated position with some fine views over the surrounding countryside. Recently improved the house offers comfortable accommodation throughout and benefits from oil fired central heating, double glazing and a well fitted kitchen. The gardens and grounds are extensive, and a small two storey barn offers the opportunity to create ancillary accommodation, subject to any necessary approval.

On arrival, steps lead up to the front door which opens into a welcoming reception hall with cloakroom to one side. The sitting room is a good size and has windows overlooking the gardens, a fireplace with fitted wood burner, fitted carpet and oak flooring and an open plan snug with windows to the side and rear. The kitchen with space for a full size dining table to enjoy the lovely views has a range of fitted cupboards and drawers, with granite working surfaces, a breakfast bar and fitted appliances including an oven, hob, and there is space and plumbing for both a dishwasher and washing machine. A separate study/ or dining room could also double as a fourth bedroom and includes an oak floor, radiator, and a dual aspect. An inner hall gives access to the gardens and to a useful cellar that also houses the oil-fired central heating boiler and has access from outside.

From the inner hall a staircase leads up to a first-floor landing which along with a number of rooms has a painted floor. There are three individual bedrooms all enjoying a pleasant outlook over the gardens, or surrounding landscape. The bedrooms are then supported by a well-appointed family bathroom with both bath and separate shower and again a window enjoys some lovely views.

Outside
Opposite the house is a private parking area with lawned garden and three raised vegetable beds. The main gardens and grounds are extensive with lawned areas to either side of the house, a lily pond, herbaceous borders, and a useful greenhouse as well as exterior lighting on the house. There are an array of trees and shrubs and at the rear where the gardens rise up and adjoin mature woodland, which is full of wildlife. The land then continues along the lane extending in total to about 1.65 acres.

A small, detached timber and stone barn lies at the front of the house, which currently provides useful storage space. Laid out over two floors (16'2 x 14'3 and 14'3 x 13'), the barn has the potential to offer additional living space (subject to planning approval). The space could then be used for extended family, or might offer income potential as an independent holiday cottage, ideal for the many walkers using nearby Offas Dyke path.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
