Sycamore Court is a development of retirement apartments designed for people of 60 years of age. Its purpose is to allow Owners of apartments to live independently for as long as possible whilst relieving them of the need to maintain a house and garden.

The Court, built in 1992, is situated in the attractive town of Oxted, Surrey with its supermarkets, shops, post office, leisure centre, cinema, restaurants, health centre and dental practices. Bus stops are close by as well as a railway station with trains going to East Croydon and London, or East Grinstead and Uckfield in the other direction. The building is arranged around a pleasant landscaped courtyard with car parking for Owners, staff and visitors.

There is also a varied social life with coffee mornings, parties, quizzes, poetry, films etc etc. A holy communion service is held once a month for those who cannot easily get to Church.

Sycamore Court is self-managed by a Board of five Directors, at least four of whom must be residents, and in 2005 the Court purchased its own freehold, which is now shared equally between the 35 apartments.

TERMS OF PURCHASE AND RESIDENCY:

The apartments within the Court are sold with long leases (999 years from 1992) and are subject to a monthly service charge.

Sycamore Court is not a residential care home or a nursing home, but a place for relatively fit and active people. The aim is to assist independent living, provide security and remove some of the chores of running a household. There are therefore certain rules and criteria which are upheld:

  • On arrival, Owners must be over 60 years of age
  • On arrival, Owners should not need any personal or clinical care
  • Throughout residency, Owners should be mobile enough to leave the building unaided and to hold sociable conversations with other residents
  • Small pets are welcome provided they cause no nuisance and dogs should be exercised off site

Situated in a prime position on the ‘sunny side’ of Station Road East, our flagship office was the first Robert Leech branch to be opened in the late 1980s. Like our other offices, Oxted handles property over a very wide area from Croydon to the north, through Caterham,Woldinghan, and Warlingham together with all the surrounding villages. Our accounts and lettings management departments are also based at this office. Why Robert Leech? We’re passionate about putting the right people in the right places. We’re equally committed to making sure your next move is the right move for you, so whether you’re a first time buyer, need more space to accommodate a new arrival, looking to down size or just ready for a change of scenery, we have the experience and local knowledge to help you find just what you want. Established in 1989, our three closely linked and strategically placed offices in Reigate, Oxted and Lingfield work closely as a team handling not only residential sales, but with specialist departments dealing with lettings, land, development and new homes sales, equestrian and country homes. Our emphasis has always been to provide a personal, yet professional service based on a thorough knowledge of our area and becoming synonymous with handling quality homes. Your property will be primarily marketed by your local branch, but full promotion will also be undertaken by each office to ensure that no stone is left unturned. Our offices are each prominently located: the Oxted Office is in the heart of Station Road East close to the mainline station. The Reigate office is unquestionably in the best location in town, a distinctive Georgian building on the prominent corner of the High Street and Bell Street. Our Lingfield office is situated in the very centre of this picturesque and historic village. As well as covering the traditional methods of marketing your property, Robert Leech is actively engaged in all aspects of social media, which we believe is a great way to connect with the local community.

Broadband availability and predicted speed: obtained from Ofcom on January 21, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 30, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
