Location
The hamlet of Ryeford is approximately three miles east of Ross-on-Wye, a beautiful market town which is famed for being the birthplace of British tourism due to its spectacular scenery; the town is perched on red sandstone cliffs which overlook the River Wye.
The town centre features an assortment of shops, independently owned boutiques, a range of restaurants, welcoming pubs, various leisure facilities, plus a network of countryside and riverside walks. There are also four primary schools and one high school in the town, as well as two GP surgeries and a community hospital.
Closer to home, there are a couple of well-appointed villages. Around half a mile away, there sits Weston under Penyard, an idyllic community which boasts a church, a 17th-century pub, a Church of England primary school (which is graded 'Good' by Ofsted), a village hall and a recreation ground with an excellent play park. A little over a mile in the opposite direction stands the village of Lea. This includes another Church of England Primary School (which has attained a 'Good' Ofsted rating), plus a popular village shop, a church, and a garage.
Ryeford is within easy reach of major road networks; the A40 runs through the village and there is a bus stop near Ryeford Lodge. The eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins at Ross-on-Wye, and this gives good access to the M5.
It is also worth noting that Birmingham City Airport, Bristol Airport and Cardiff Airport are each approximately one hour away by car.

The home at a glance
Ryeford Lodge has been thoroughly refurbished in recent years by the present owners and now offers a multitude of modern facilities.
The main entrance - a recently fitted, high-quality composite front door - leads into an enclosed lobby with a spacious reception hall beyond, which immediately sets the scene that the bright and airy house has to offer.
The fitted Leicht kitchen is found on the far left-hand side and this area of the home is filled with plenty of natural light as it is triple aspect. The space includes an abundance of base and wall-mounted wood effect units, Fenix carbon accent colour units, hard-wearing 12mm ceramic veined worktops and toughened glass splashbacks (it is worth noting that the dining table, which matches the worktops, is available via separate negotiation). The high-quality, fully integrated appliances include a Siemens steam oven, a Siemens combi oven and a Siemens traditional oven - complete with a warming drawer - plus a full-height fridge, an under-counter freezer, two dishwasher drawers and a moulded granite resin sink with a mixer tap that supplies hot, chilled and sparkling water. A Bora hob with built-in under-cabinet extraction is included within the central island.
A glass door leads through into a utility room which includes units and worktops matching those in the kitchen as well as pull-out bin storage, pop-out laundry cupboards, space and plumbing for a washing machine and tumble dryer, and another granite resin sink with Franke stainless steel tap. A recently fitted cloakroom is tucked away in the corner, next to a door leading to the rear garden.
There are two reception rooms found on the opposite side of the reception hall - a formal dining room, which serves as an excellent hosting space during special occasions - and a generous sitting room which includes a stone fireplace housing a remote-controlled gas stove. A set of French doors let plenty of sunlight cascade into the expanse and lead out to the landscaped garden.
This level of the property also includes a second cloakroom off the reception hall, and two storage cupboards, one of which leads through the integral garage. This carries electric roller doors and built-in units with quartz worktops.
An oak staircase with glass balustrade begins in the reception hall and leads to a galleried landing which includes a vast airing cupboard.
Of the five bedrooms, the generous master suite frames a striking view of the neighbouring village of Weston under Penyard with its Norman church of St Lawrence sitting beneath a backdrop of Penyard Hill. A window on the opposite side of the room overlooks the manicured rear garden and, at this end, an archway leads through into a dressing room. This includes hanging and shelving space on two sides of the space and, at the far end, there is an en-suite bathroom, including a corner bath, walk-in shower, basin and WC.
There is another excellent bedroom suite in the form of a double bedroom linked with a reception room, via an open archway, and this includes a built-in wardrobe. This can serve as an excellent space for teenagers or older family members as it presents the occupants with their own, independent snug.
Of the remaining bedrooms, two are large enough to accommodate double beds and include built-in wardrobes. The third bedroom features ample built-in office furniture (a large desk and storage cupboards) - presenting one with an excellent study - but would also be large enough for a double bed.
The family bathroom includes a bath with a shower attachment, a walk-in shower, a WC, a basin and a heated towel rail.
Outside, the garden grants the owner their own slice of private, unspoiled countryside. The rear garden is bordered by mature trees, plus a neighbouring brook which feeds into a natural wildlife pond within the garden.
There is an attractive, suntrap patio which gives a pleasing spot for an outdoor lounging or alfresco dining, and this extends to a level lawn. In the far corner of the garden, there is an enclosed run which offers an ideal arrangement to keep chickens.
In terms of parking, in addition to the garage, there is an expansive paved driveway, giving enough room for several vehicles and a motorhome.
