SNETTISHAM is an ancient village which dates back to 1000BC and lies on the north-west Norfolk Wash coast. The thriving village is built predominantly in carr-stone, quarried locally, and has a central Market Place about a mile and a half from the beach.
There are a variety of shops and facilities amongst which are an acclaimed small restaurant, The Old Bank, The Old Store, a micro-bakery and café, a chemists, a hairdressers, a Co-op general store and two public houses, including The Rose & Crown which has an excellent menu and was memorably reviewed by AA Gill. There are also a GPs’ surgery, a dental practice and a vets’ surgery.
St Mary’s church, described by Pevsner as “the most exciting 14th century decorated church in Norfolk” stands on high ground at the top of the village, a distinctive landmark with its 175 foot tall tower and spire.
The Royal Estate of Sandringham is three miles and the Hanseatic port and medieval market town of King’s Lynn, with a larger selection of shops, schooling and leisure facilities, and a rail service to London King’s Cross in 97 minutes, is 11 miles away.

THE SELLER WRITES: “The Round House has stood by the River Ingol since 1750 when it was built by Nicholas Styleman for his wife Catherine, in which to install a small pipe organ. Rumour has it that he wanted her to practice as far away as possible from the main house, Snettisham Old Hall. In her will, Catherine calls it her Tea House and many pieces of blue and white porcelain have been unearthed over the years.
In 1750 it was surrounded by pleasure gardens which included exotic wildfowl and shell grottos, one of which was in the shape of a boat. I have continued the tradition of ducks and rare breed chickens here and have begun to landscape the gardens with old roses and fruit trees.
I have very much enjoyed the house’s privacy and its rural views over open fields where barn owls can be seen hunting of an early morning. The house is a hidden gem, a charming relic from 18th century England.”

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 31, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
