Description

Forming the east and southern sides of the property Lot 1 offers a unique opportunity to acquire a beautifully positioned and elevated detached home set above the popular riverside village of Malpas with uninterrupted views over the Truro and Tresillian rivers together with woodland plantations and organic pasture providing protection and privacy and endless possibilities for amenity, conservation or eco-tourism.

Braemar offers an exciting and rare opportunity to enhance/remodel or build a superb home (subject to necessary planning consent) in a wonderful setting, enjoying uninterrupted estuary views near the southern boundary of Park Farm. The current property sits facing south and is accessed by car via the long private drive that winds through Park Farm from Sunny Corner and leads to a parking and turning area on the east side of the house. There is also direct pedestrian access via a bridleway to the vibrant riverside village of Malpas with its popular pub, farmshop and marina.

Inside, the property is in need of modernisation and is currently arranged with an open plan dining/ sitting room, adjoining kitchen/breakfast room, utility room, cloakroom with W.C. and Bedroom on the ground floor. Stairs rise to the first floor to two bedrooms, a family bathroom and large attic work space ( restricted eaves height). Sliding patio doors open from both the kitchen and sitting room onto a large decked terrace offering magnificent panoramic views over the estuary and Lambe Creek. Outside, Braemar enjoys established grounds including a pond and is protected to the north by mature woodland. There are incredible estuary views which makes Braemar incredibly special.

Tucked away to the west of Braemar and enjoying a similar elevated position with fabulous river views is ‘The Cabin’ a detached timber frame lodge which offers flexible use for guests, relatives, holiday letting or as a workspace or studio. It currently offers self- contained accommodation including Living room, Kitchen, Bedroom and bathroom. Adjacent is a detached timber frame garden store.

The majority of the land at Park Farm has been planted over the last 20 years to woodland with a harmonious mixed blend of broadleaves which are broken up by statuesque Monterey Pines which were planted as wind breaks by a previous owner. Rides and areas of open ground adorned with a rich tapestry of ferns, mosses, and wildflowers, invite exploration and serve as vital habitats for a variety of wildlife, providing shelter and breeding grounds for numerous species.

Location

Park Farm commands a magnificent position on a peninsula above the popular riverside village of Malpas just 1.5 miles south east of the City of Truro. The beautiful creekside village of Malpas is situated on the banks of the Truro and Tresillian Rivers and offers a haven for keen birdwatchers as well as the sailing, boating, canoeing, paddle boarding and kayaking enthusiast. The Enterprise pedestrian ferries have regular services to Trelissick, Falmouth and St Mawes. The village has a recently built village community hall, a popular and award-winning gastro pub, The Heron Inn, and a small marina with Pontoon Berths.

Malpas has a regular bus service to Truro as well as tranquil river and countryside walks. There are moorings on the river and to the side of the marina is a slipway for launching a small craft. There are various sailing clubs nearby including Falmouth which has the third largest natural harbour in the world, home to the National Maritime Museum and the Royal Cornwall Yacht Club. With direct access to the Carrick Roads Malpas is excellently placed for some of the UK’s finest day sailing waters.

Truro is the southern-most city in mainland Great Britain and is well known for its Cathedral (completed in 1910), cobbled streets and Georgian Architecture, being granted a bishop in 1876 and city status by Queen Victoria a year later.Today, Truro is the administrative, commercial and retail capital of Cornwall. It has a wide range of restaurants, speciality shops and chain stores. It offers an excellent range of primary, secondary, private and state schools plus further education at Truro College and is home to the Royal Cornwall Hospital.

The location is central to a variety of beautiful sandy beaches, unrivalled sailing and water sports, excellent golf courses, major tourist attractions and National Trust country homes and gardens all within easy reach.
