Approaching from the quiet residential street, the well-preserved ornate original features offer a warm welcome. The bright hallway includes hardwood chevron-pattern parquet flooring which runs through the ground floor. There’s also a smart cast-iron columned radiator – one of many recently installed throughout property.

The main reception room, features high ceilings, a large bay with bespoke plantation blinds and original sash windows, all complemented by dark teal walls and period-style light fittings.

The second reception room has a cosy feel and would make an ideal snug, children’s playroom or home office/study.

The impressive, extended kitchen/diner has space for a table and a comfortable seating area leading into the well-designed kitchen, which looks out to the garden. A large selection of contemporary style wall and base cabinets are matched by long runs of high quality solid surface worktops. A high level, built-in oven and microwave, an inset gas hob with extractor and an integrated dishwasher are also included with the property. There’s also access to the handy storage cellar.

An extremely useful utility area has skylights above for added natural light and plumbing for a washing machine, as well as extra storage space. A part-glazed door leads out to the rear garden.

The 25ft low maintenance, south-west facing garden is mostly laid with high quality paving slabs. Perfect for entertaining and relaxing, the tall fencing also makes this a private and secure garden for children to play in.

Upstairs, a large split-level landing has room for free-standing storage, and bedroom three is a bright double room overlooking the garden. A light grey thick pile carpet, which features in all three bedrooms, complements the modern white walls.

The stylish family shower room has a WC, wall-mounted vanity with basin and a large walk-in shower with glazed screen. Dark floor tiles contrast with white and grey wall tiles, set-off by modern, industrial-style black fixtures and fittings and a refurbished Victorian cast iron radiator. Next door is a useful separate WC – ideal for busy family life.

Bedroom two is a good sized double which, once again, looks out to the garden, while bedroom one is a large room overlooking the street with twin windows featuring bespoke plantation blinds. There’s room for a comfy double or king bed, wardrobes and any of your desired additions.

From the landing, a staircase with roof window above provides access to the useful for storage and/or study. The loft space also has natural light from a roof window and there’s laminate flooring and a radiator.

Bushwood has a quiet community feel, protected by its conservation area status, but is ideally located to benefit from the amenities offered by Leytonstone High Road and the surrounding area. Close by are exceptional hospitality businesses such as the quirky Mammoth Tap, The North Star pub, Leytonstone Tavern and La Rioja London tapas restaurant. There is excellent public transport, with Leytonstone High Road overground station being less than a fifteen minute walk and Leytonstone Central Line underground station around seven minutes. Good Goods schools are nearby, including the Davies Lane Primary school and the popular Buxton School.

There are excellent outdoor leisure spaces in the area, with Wanstead Flats just a two minute walk away and Hackney Marshes, Queen Elizabeth Olympic Park and Walthamstow Wetlands nature reserve within easy reach.

Sellers comments.

Leytonstone is a fantastic place to live and Grove Road is so well placed for all local amenities including the library, shops, pubs and restaurants. With the tube station a 5-minute walk away, getting in to central London is quick and easy. Everything is on the doorstep and so easily accessible.

We have brought up our two children here for the past 8 years - Leytonstone is fantastic for families too. There are great schools close by and the Wanstead flats are a great spot to picnic, play or go on an adventure.

We have loved living in our house and fully renovated it in 2020, restoring some original features such as picture rails and sash windows, installing solid oak flooring throughout the ground floor. Our low-maintenance paved garden is a perfect sunny spot to sit and relax. We have fantastic neighbours on both sides and the street is a lovely mix of families and young professionals.

We will be very sad to leave Grove Road but are moving out of London to be closer to family. We are looking to move swiftly (during the summer) to ensure our girls (and mum!) can start their new schools in September and Sarah embarks on her first headship.

We have had a quote (approx. £3000) for the rising damp in the bay window and will consider this work when accepting offers.

Live-in local estate agents in Leytonstone and E11 As a husband and wife team with over 50 years’ collective experience in property sales and lettings, we’ve been your local estate agents since the late nineties. In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much. Over the past two decades we’ve grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look. We’re able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone – you just need the right support to help you find it! Whether you’re looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the ‘hubub’, our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we’ll always offer you 100% honest advice. Family Run and Community-Centric There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home. We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital – so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other. We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years. Having rented and bought our own first properties here, we’ve grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather! The real difference at Trading Places is that once our working day is done, we don’t head home to another community – because our home is where our heart is and we wouldn’t want to be anywhere else. Experienced, accredited and award winning While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously. During our time here, we’ve helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community – we’ve even sold many homes several times over, seeing them change through the years. We’re also accredited and registered: The Guild’s member for E11 The Property Ombudsman Propertymark ARLA Propertymark NAEA Safeagent And have won multiple awards too: The Best Estate Agents Guide AllAgents The British Property Awards Three Best Rated Agent Agent Tracker (no longer operating) We think all good relationships start with a friendly chat, so why not get in touch and let us know what you’re looking for – we’re completely confident that our local estate agents can help.
