SITUATION

Maple Lodge is situated towards the northern edge of the sought-after village of Greatford, which has a thriving community, a parish church and local village pub, the Hare and Hounds. Five minutes down the road is the village of Uffington, where the popular Bertie Arms Public House, may be found.

Greatford is well located between Market Deeping to the east and the historic market town of Stamford to the west. Both towns offer good retail and commercial facilities. Stamford in particular is renowned for its Georgian architecture. There is a weekly Friday Market and a fortnightly Farmers’ Market. There are also a great variety of restaurants, hotels and boutique shops to explore.

The A1 runs to the west of the village and provides easy access both north and south and a link to the A14, A47 and M25. The nearby Cathedral City of Peterborough with its comprehensive shopping and leisure facilities has a main line rail station with high-speed trains to London Kings Cross.

The area has excellent state and private schooling in Stamford, Oakham, Uppingham and Bourne with the renowned Witham Hall Preparatory School some 5 miles to the North.

Leisure pursuits including golf at Toft and Burghley Park, Luffenham Heath and Greetham are close by. Rutland Water with its nature reserve, water sports and trout fishing is some 7 miles to the west.

DESCRIPTION

Stepping through the Oak porch into the entrance hall of Maple Lodge, the tall ceilings provide a beautiful sense of space whilst the formal sweeping staircase offers an elegant focal point to the hall.

Off the entrance hall is a downstairs WC and double doors that lead to the living room with a window to the front of the house, a built-in wood store and a working log burner which provides as a beautiful feature to the room and a snug atmosphere in the cooler months.

Stepping up into the dining room, French doors lead out into the dining terrace with views of the magnificent garden beyond, flooding the room with natural light.

Continuing left are sliding glass doors to the impressive heated in-door swimming pool with a gallery landing above. Surrounded by large windows and wooden vaulted ceilings that offer grand proportions whilst enjoying views of the dining terrace and formal lawn.

Back through the dining room, double doors draw you into the wonderful kitchen which features built in wooden cabinetry with a breakfast bar that provides for extra seating and further preparation space.

Off the kitchen is the office which has ample built in storage and views onto the hardstanding courtyard. Through a beautiful oak archway is the boot room and downstairs WC with stable doors leading into the yard.

Further glass doors lead into the stunning light-filled garden room with splendid, vaulted oak framed beams, underfloor heating, and picturesque westerly countryside vistas beyond.

Leading back through the kitchen is a utility room which includes built in storage and plumbing for a washing machine and a further reception room which could provide as an office, boot room or separate living room.

Alighting the main staircase and rising to the first floor, the vaulted gallery landing provides an enhanced sense of space and comprises five generous double bedrooms.

The principal suite and guest suite both enjoy built in storage and en-suites. A further three double bedrooms wrap around the first floor, one of which enjoys vistas of the beautiful countryside beyond and has access to a linen closet. The other bedrooms have views either overlooking the stunning oriental-style garden or the front of the property and include built in storage.

Also off the landing is a beautifully appointed family bathroom with separate bath and self-contained shower that also provides as a steam / heat source.

Through the guest suite ensuite or principal bedroom is access to the in-door swimming pool gallery landing which has two changing rooms and a viewing area overlooking the swimming pool below.

OUTSIDE

To the front of the property, a beautifully designed paved driveway wraps around the entrance. Passing a bridge over the brook on approach to Maple Lodge, a paved turning circle and a feature rose bed leads you to the oak framed front porch, providing a stunning focal point to the front elevation.

To the easterly side of the property, gates open to a hardstanding courtyard that offers access to a double garage with solar panels and storage for the oil tank.

To the rear of the property, the oriental-style garden which features maple trees, offers two large dining terraces providing a great space for alfresco dining and outdoor entertaining, with views of the formal lawn and side gate access leading to a greenhouse.

A pond is located off the dining terrace which is surrounded by magnificent alpine trees and has a garden bridge that allows access to an island in the middle of the pond. Following the red robin hedgerow, a further garden area is found through a rose pergola featuring special specimen trees such as Canadian red wood trees.
