What its got

If you are looking for the ideal family home then this is the one for you. It has everything modern living desires and must be viewed to appreciate the benefits. The house has been modernised and extended over the years yet still offers scope to improve and put your own stamp on.

If you love to socialise & entertain the open plan kitchen/diner/family has the 'wow' factor with aluminum bi-folding doors leading onto the garden effortlessly blending the interior with the exterior. The kitchen is fitted with modern units to eye and base levels and boasts integrated appliances including range style oven, microwave, wine cooler, dishwasher and double opening fridge/freezer, a door leads through the utility area. The remainder of the room lends itself well for dining and lounging with a lantern light allowing the natural light to flow through and Amtico white washed floor finishes off the room. There is occasional lounge/second reception room with bay window and another reception room which can be a second reception/office/playroom/guest bedroom.

Moving up the stairs you are greeted by a large picture window. Here you will find the master suite which benefits from wall to wall windows, a modern en-suite shower room and walk in wardrobe. There are two further bedrooms and the large main family bathroom with space for a standing bath and separate shower. NB The current bathroom needs some upgrading.

The garden has been designed for ease of maintenance with a large patio ideal for barbecuing or relaxing leading to a lawned area and there is a gazebo. You can access the front via a side passage ways either side and secure gates leads to the driveway providing off road parking for two cars.

NB: The current owners had lots of future plans including going into the huge loft space and creating a master suite (see drawings within the gallery.

Where is it

Situated in a prestigious location nestle in between Penn Hill & Canford Cliffs villages with their fashionable eateries, bars and amenities. From here you can walk to Branksome train station with direct routes to Waterloo, London. There is a pleasant walk from the house down to the beaches of both Branksome Chine & Canford Cliffs/Sandbanks. Both Poole & Bournemouth town centre are in easy reach.

What the owner says

“When we first saw this property 16 years ago, my husband & I literally walked up the drive and knew it was the one. We could see it had so much potential and were excited. Over the years we have modernised and extended the property yet there is still lots we wanted to do such as a new family bathroom, loft conversion, make a large drive and landscape the garden however, life has taken over. We have (& do) love living here, our 13 year old daughter can easily get to places and we love to stroll down to Penn Hill for a quick drink or a meal. We love to go to Branksome beach with our dog and have a coffee at Rockwater. Our garden is a real ‘sun trap’ with its own ‘micro’ climate, we can enjoy it from midday right until sunset. Our neighbours are all really nice and we often look out for each other if one is on holiday ie bins, parcels etc. We will be sad to leave but it’s time for a change now as it’s a long time for a an estate agent to stay put which proves all the above. I can genuinely guarantee the next owner will not be disappointed!”

Places of interest

Bold gestures are great, but we know that it is the small and simple touches that make a real difference. Keeping in touch, being honest, not baffling you with jargon, thinking about your circumstances when organising viewings, a smile, some reassurance. But behind the scenes, we are quick to grasp any opportunities, ninjas in negotiation, and serious about the way we do business.
