Wadworth Cottage is set in a lovely rural location within the parish of Breinton which borders the river Wye on the western boundary of the city of Herefordshire. The dining room, originally designed as the second bedroom, has an oak window and seat overlooking the rear garden, ceiling light, picture rail, radiator, power points and recess to the original chimney and oak fitted cupboards to the side. The kitchen has a high vaulted ceiling with Velux style window and comprises a range of matching base and wall cupboard, wooden work surfaces with inset sink, tiled splash backs, planned space for cooker and further space for upright fridge freezer, power points, radiator, oak framed window to the rear and houses in the kitchen is the oil fired central heating boiler. A fitted cupboard in the kitchen has the hot water cylinder and shelving. A door from the kitchen leads through to a rear hallway/utility with ceiling lighting, radiator, tiled flooring, fitted shelving, plumbing for washing machine and glazed door to the rear/front elevation. A further glazed door leads to a further hallway with external door to the rear garden and parking. The bathroom is located off the rear hallway and comprises a panelled bath with mixer tap with shower attachment, low flush w/c and hand wash basin with fitted cupboard below. There is tiling to all walls, towel radiator, separate electric wall mounted fan heater, ceiling light and double glazed window.
Bedroom 1 leads off the reception hallway and is a good sized double with two large oak windows with window seat incorporated, ceiling light, picture rail, radiator, power points and fitted cupboard.

OUTSIDE Located in a lovely rural position on the fringe of Breinton Common, this charming cottage sits in approximately a third of an acre. A splayed driveway leads of the country lane through gated access to a parking area which in turn leads to the detached, single garage, with up and over door, power and lighting, measuring 19'4'' x 9'9'' (5.79 m x 2.74m). leading off to the side of the driveway is a good sized lawned garden area with a number of mature shrub and fruit trees and feature a detached, timber framed summer house. From the driveway a gate opens to a pathway that leads up to the back door with a further pleasant lawned garden, with floral boarders, garden pond with a pathway also leading around to the front elevation. There is also a separated pedestrian gate from the lane leading to the front door with a pathway to a further rear door to the utility room and an addition raise garden to the side.
