A rare and exciting opportunity to purchase an individual non estate building plot in a wonderful rural setting.  Freehold.

Offering a rare and exciting opportunity to purchase a very individual non estate building plot with planning consent in a pretty countryside setting.  Extending to approximately 1200 sq m the plot will have a generous and mature garden which is part bordered by a stream and which will enjoy considerable privacy and seclusion.  Currently forming part of the neighbouring property Pawton Stream House, the site has previously been used as part of the cattery business operated from the main house.  The existing timber cattery buildings will be removed by the vendor prior to completion and it's proposed that the existing stable block and garage will be left in situ as a temporary building for storage of materials etc however will obviously have to be demolished in due course.

Planning consent for the construction of an individual detached dormer property was granted on the 3rd May 2024, Application No. PA24/01289.  A copy of the grant of planning permission together with copies of the outline drawings are available at our Wadebridge Office for inspection by any interested purchasers or alternatively can be downloaded from the Cornwall Council website planning portal.  Whilst the current consent is for a dormer home, it is envisaged that any prospective purchaser may chose to submit a revised design and plan to Cornwall Council once completion has taken place.  The vendors of Pawton Stream House have stipulated that there should be no windows at ground or first floor on the east facing elevation however they would have no objection to a re-submitted design which may incorporate dormer windows at first floor.

Services

We understand from the vendor that mains water and electricity are available on site and that in terms of drainage, the property will require its own private mini treatment plant.
