An immaculately presented modern home in the village of Strathtay

Description

Although very much part of the village of Strathtay, Duart has a private situation being set back from the road in just over half an acre with woodland behind. An attractive stone wall and wrought iron gates frame the entrance to the curved driveway which leads up to parking beside the garage. Duart was built in 2011 and with a mixture of stone and harled walls along with a slate roof and dormer windows, it sits comfortably alongside the older houses in the village. The front door opens to a reception hall that connects to all the ground floor rooms, giving the house a comfortable flow. The drawing room is a large and light room with a bay window overlooking the front garden. It has a wood burning stove surrounded by a carved timber mantel. Glazed double doors open to the dining room and the two rooms work perfectly together for entertaining, particularly as there is a door from the dining room into the kitchen. The kitchen overlooks the back garden and has a warm farmhouse feel with timber flooring and painted timber cabinets. It is open to the breakfast room which also has a bay window. The sitting room is a more informal room with French windows that open onto a sunny south facing terrace. There is also a shower room, study and utility room on the ground floor. On the first floor there is a large bright landing giving access to five double bedrooms; all very well proportioned. The principal bedroom faces south and has a dressing room as well as a shower room. There is one other en suite bedroom and the three remaining bedrooms share a bathroom. The house is enormously comfortable and beautifully presented.

Outside
Duart is set in about 0.5 acres of enclosed garden. In front of the sitting room there is a sunny terrace and neat mown lawn. At the rear of the house a colourful rock garden has been planted where the hill starts rising up behind the house. Acers, azaleas, camellia, heather, ferns and rhododendrons are amongst the plants that produce colour at all times of the year.

Garage
Beside the house is a double garage with storage space.

Location

Duart is situated on the western edge of the conservation village of Strathtay in highland Perthshire. The village is on the banks of the River Tay and is characterised by its beautiful traditional stone houses set in large private gardens. Strathtay has a village shop with post office and a bridge over the Tay linking it to Grandtully where there is a choice of places to eat out. Aberfeldy is the nearest main centre and has all essential services, including a medical centre. The town has a great selection of independent shops, cafés and restaurants, as well as the Birks cinema which also hosts a variety of community activities. Breadalbane Academy provides nursery to sixth year secondary education. Duart is well placed for access to outdoor activities. In addition to a nine hole golf course at Strathtay, there are golf courses at Aberfeldy, Kenmore, Dunkeld and Pitlochry. Various water sports take place on nearby lochs and rivers, with the rapids at Grandtully being popular for canoeing and rafting. There is also a purpose built water sports centre at Loch Tay. There are some lovely walks directly from Duart and endless more opportunities for hill climbing and walking nearby. Fishing is available on the rivers Lyon, Tummel and Tay as well as local hill lochs. The main attraction of the area, however, is the spectacular scenery, which includes some of Scotland’s most famous beauty spots, namely: Glen Lyon, the conservation village of Fortingall, Kenmore and its beach on Loch Tay, The Queen’s View at Loch Tummel, Schiehallion and Ben Lawers. Duart enjoys all the benefits of a highland location, while remaining very accessible: Perth is only 27 miles via the A9, while Edinburgh and Glasgow are both within about 84 miles. Pitlochry railway station (about 10 miles) also has direct links to Inverness and London.

Square Footage: 2,825 sq ft

Directions

Driving north from Perth, leave the A9 at Ballinluig and take the A827 west signposted to Aberfeldy. Follow this road for about four miles and take the turning on the right just before the River Tay signposted to Pitnacree and Strathtay. Follow this road into the village of Strathtay. Continue past the golf course and the village shop. Duart is the first of three modern houses on the right hand side after passing the shop.
