Overview. This immaculately presented home is the perfect example of choosing the correct plot on a quiet road within a small modern development. Built in 2019, buyers will have the peace of mind of the remaining NHBC warranty. The corner plot position creates more character and provides plenty of sunlight into this home; with both the kitchen/diner and the sitting room enjoying double aspects. The sitting room is located to the front, whilst the kitchen is to the rear and leads out to the garden via the French doors. In the kitchen, you’ll find integrated appliances which include a fridge freezer, dishwasher, oven and hob, with space for a dining table. The ground floor space is completed by a cloakroom and an understairs cupboard.
On the first floor, the main bedroom is located to the rear, with its en-suite shower room and built in wardrobes, whilst bedrooms two and three are at the front. In keeping with the presentation throughout, the bathroom is modern and slick. The rear garden includes a shed and has a side gate which leads to the garage at the rear. The garage has power and lighting and sits under a pitched roof which provides additional storage space. In front of the garage there is off road parking.

We really like this position of this home on Bluebell Copse. Located off Valebridge Road, this small development provides easy access to Wivelsfield station with mainline connections to Brighton, London Bridge and Victoria in under an hour. There are a good range of nurseries and primary schools in the town, with The Burgess Hill Academy or St Paul's Catholic College being the choice for secondary schools. Manor Field Primary is at the bottom of the Junction Road, where you’ll also find Worlds End Recreation Park, whilst St John's Park can be found off Park Road. Bedelands nature reserve is just around the corner, accessible through Valebridge Close or Maple Drive.
For daily needs, there is the choice of the Co-op to the south on Junction Road, or at Wivelsfield station a convenience store. The town has plenty of places to eat out with a number of independent restaurants from Curry Houses to Spanish, to Tex Mex and steak houses. From Valebridge Road you can be into the countryside within a few minutes towards Wivelsfield Green and Ditching which will lead you to the South Downs National Park.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 8, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 8, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 12, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
