Description

Langlands is a stunning townhouse. It is a most elegant example of a 1920’s townhouse, built in an English 17th century classical revival style. It is harled with contrasting brick details and red clay tiled roof, with imposing brick chimneys, so reminiscent of its era. Occupying a very screened and private site, the house is listed Category B and has Arts and Crafts features and still retains much of its original character. The house was acquired by the sellers in 2005 who have since undertaken an ambitious programme of works. In 2008 a fabulous orangery extension was added linking the kitchen to the gardens. It is beautifully presented, yet retains features such as original doors, door furniture, and cornicings.

Langlands is sheltered and screened behind a high hedge. Brick gate piers with electric gates open onto a tarred drive, with lighting and ample parking. An outer porch opens to an entrance vestibule which leads to an impressive and welcoming hall with stairs to first floor and an under stair cupboard. The first floor landing has parquet flooring. The principal bedroom has fitted wardrobes and an en suite with shower, wash basin and WC. Bedroom 4 has a wardrobe, while a family bathroom has a bath, 2 washbasins within a vanity unit with granite worktop, shower, WC and Amtico flooring. Stairs lead up to the second floor landing with under eaves storage cupboards. Off this is bedroom 5, a shower room with washbasin and WC, and bedroom 6 with wardrobes.

Outside, adjacent to the integral garage, is a car port with a car electric charging point. There is brick range of outbuildings including a potting shed (3.65m x 3.2m), and two stores (5.2 m x 2.65m and 2.7m x 1.8m).

The enclosed and private gardens are a delight and have some fine dry stone dyking. Adjacent to the orangery is a paved terrace, perfect for outdoor seating. Location

Langlands enjoys a fine position towards the western side of Forfar, but is close to local amenities and within walking distance of the centre of the town. It also benefits from easy access to the A90.

Forfar, the county town of Angus, provides extensive shopping and business facilities, together with primary schooling at the nearby Strathmore Primary and secondary schooling at the Forfar Academy. Private schooling is found at the High School of Dundee, with a dedicated bus stopping close by. Leisure facilities are available in the new Community Campus, including a swimming pool. Angus is well known for its range of outdoor pursuits. The Angus Glens provide some of the best hill walking in eastern Scotland, and there is skiing at Glenshee. Fishing can be taken on the North and South Esks and is available locally at Forfar and Rescobie Lochs. As well as local golf courses at Forfar and Kirriemuir, the championship courses at Carnoustie and St Andrews are within easy driving distance. There is a golf driving range on the northern edge of Forfar. Pleasant sandy beaches include those at Lunan Bay and at St Cyrus, which is a nature reserve. Locally there are fine walks up Balmashanner Hill and at the Murton Farm Tea Room and Nature Reserve. Glamis Castle is easily reached and Forfar loch is close by for walks and sailing. Forfar cricket and rugby grounds are within easy walking.

The nearby A90 provides fast access south to Dundee, Perth and central Scotland, and north to Aberdeen and its airport, where journeys have been much reduced by the Western Peripheral Route. Dundee provides all the services expected of a major city, and has renowned cultural facilities including the V&A museum, together with two universities. There are east coast mainline railway stations at Arbroath and Dundee, with a sleeper service. Both Aberdeen and Edinburgh airports provide a range of domestic and European services and there are direct flights from Dundee to Heathrow.

From the A90 take the A94 turning into Forfar (Glamis Junction) which is the second turning if coming from the south, and the third turning if coming from the north. Proceed into Forfar for 0.9 miles on Glamis Road and the drive into Langlands, is the first entrance on the right after passing Briar Grove, with its gates within a high hedge.

From the centre of Forfar follow signs for Coupar Angus (A94), onto Glamis Road. The turning into Langlands will be seen on the left after passing Andrew Smyth Gardens and opposite the turning for the Cricket ground.
