Location

Not far from the borders of Nottinghamshire and Leicestershire, in the Vale of Belvoir, the sought
after village of Allington sits within the tranquil rural Lincolnshire landscape about 5 miles northwest of Grantham and 10 miles south of Newark and has exceptionally good access to the A1 and the A52, each only about a 5 minute drive. The property is in a beautifully secluded position in the heart of the village with a quiet footpath adjacent linking the property to the centre of the village in one direction and the edge of the village in the other. Everything is within walking distance such as a school, a popular country pub/restaurant, The Welby Arms, a playing field with an all-weather football pitch, a thriving village hall hosting a post office and a wide range of community activities and Allington Manor, a medieval manor house, a venue for weddings, conferences and private dining. A more comprehensive range of shopping, eating, and cultural facilities and major train stations can be found in the nearby market towns of Grantham (5 miles) and Newark (10 miles) withits Georgian cobbled marketplace and castle on the River Trent.

Schools

Allington with Sedgebrook C of E Primary School, Ofsted-rated Good, is in the village and there are
excellent secondary schools in Grantham which has The King’s School (for boys) and Kesteven and Grantham Girls’ School both extremely highly regarded state grammar schools rated Outstanding by Ofsted with other popular secondary schools, Greenfields Academy and Walton Academy both rated Good by Ofsted. A range of independent schooling is available in Newark (10 miles), Stamford (27miles) and Lincoln (28 miles).

Seller Insights

Compiled by the late owner’s nephews

“Our aunt had lived here since the late 1990s and was drawn to the property by its age and
character as well as being in such a secluded quiet position yet close to the centre of the village. We believe the cottage was built in the late 18th century but it isn’t listed.”

“It was always easy to reach when we visited being so close to the A1 although it’s far enough away not to hear the traffic. Fast trains to London are also easily accessed at Grantham only five miles
away.”

“The thick walls seemed to keep the cottage warm in winter and cool in summer. It was very cosy and welcoming with the fire ablaze in the living room, and on hot days in summer, the doors would be open onto the pretty garden where we would sit and enjoy the sun and listen to all the birds.”

“Our aunt loved the house for the range of country walks available from the doorstep. As the owner of Chip (a lovely Jack Russell) she wanted to live somewhere with space and beauty, which Allington has in abundance. When she wanted to try something different she’d take a five minute drive further into the Vale of Belvoir and enjoy the range of walks available from Belvoir Castle and the scenic villages nearby.”

“The village has a fantastic open space at the playing fields. There is a great children’s playground with an obstacle course, climbing frames and multi-use sports pitch that our children have spent many a happy hour using. "

“Allington benefits from a range of popular social events, with the Allington Big Weekend, the annual cycling event, the local Morris Dancing Society with a car show, live music and more”

“It’s a really friendly village and there is a strong sense of community. The people who live here really help each other out; I’ve never lived anywhere where people cared so much about their neighbours and were ready to support them in any way they possibly could.”
