This is a real 'olde worlde' detached Cotswold stone farmhouse. The house, which is listed Grade II is believed to date from around 1690 with later additions in the 18th, 19th and 20th centuries. The property has been substantially renovated by the current owners and retains charming period features, such as a well, a dovecote, Inglenook fireplaces, stone mullioned windows, leaded lights, a wealth of exposed beams and timber floors.

The accommodation is accessed via a solid timber door into an entrance hall with tiled floor, exposed stone walling, a heavily beamed ceiling and a large Inglenook fireplace with woodburner. A small study lies off the entrance hall with a window overlooking the gardens. There are two fireplaces, one an Inglenook with adjoining original settle and the other in attractive carved Cotswold stone, from the Syreford quarry.

An elm staircase rises from the entrance hall to the first floor. The landing has a storage cupboard, and leads to three bedrooms. These are all of a good size and there is a family bathroom at this level.

A narrow spiral staircase goes up to the second floor where there are a series of useful, and large attic rooms which could be used as further bedrooms, study or hobbies rooms (please see floorplans). On the second floor, an old Dovecote has been converted into a modern shower room, and retains the original dovecote features. Please note, the spiral staircase to the second floor is narrow, and access to the shower room at this level is not straightforward (involves an additional long step up).

The property sits alongside Gambles Lane with a large gravelled driveway offering parking for numerous vehicles and leading to the 2 bay open fronted garage, with lockable storage. A staircase runs inside the building to the home office/games room over with velux roof windows to front and rear, and electric power. The gardens mainly lie to the side and rear of the house and are a lovely feature being particularly private and south and west facing. There are well stocked flower and shrub borders, a well, brick paved pathways and climbing roses. In total, the plot extends to just over one third of an acre.

Woodmancote Farm is conveniently situated on the lower slopes of Cleeve Hill, on the edge of the village of Woodmancote, approximately 4 miles north of Cheltenham, and on the cusp of the Cotswolds AONB.
