Description
Located in an Area of Outstanding Natural Beauty, Tredole was built in the late 19th century and more recently has been extended and modernised yet retains much of its character and charm, with high ceilings and an abundance of natural light throughout.
Ground Floor
The part glazed front door opens into a central hallway off which all the rooms flow along with the stairs to the first floor. To the right is a reception room with a window that overlooks open countryside with sea glimpses. A further reception room, or bedroom, is to the rear and has views out over a meadow. At the rear of the hallway is the rear lobby or boot room and separate WC. The rear lobby has ample space for coats and shoes etc, contains the central heating boiler along with a door opening on to the garden. To the left of the rear lobby is the large dual aspect utility/laundry room which has a sink unit, plumbing for a washing machine and ample space for further white goods if required. On the left of the front door, through a part glazed door is the open plan, split level kitchen, dining living area. The kitchen has a handmade terracotta tiled floor, locally handmade birch ply kitchen units and a central island with breakfast bar both with maple work surfaces. There is an integrated dishwasher, free standing Rangemaster double oven with induction hob and Belfast sink. Steps ascend to the double height dining living area. This is a very bright and airy space as there are three large windows on the upper level and large Crittall style aluminium doors and windows that open out on the wooden deck and gardens, all flooding the room with light.
First Floor
A return staircase ascends to the first floor landing off which there are three bedrooms, all with stripped wooden floors, the two bathrooms and the mezzanine which overlooks the living dining area. Two of the bedrooms are at the front of the property and boast excellent views across open countryside to the sea and towards Lizard point which on a clear day is clearly visible. The rear bedroom overlooks the meadow and the woods beyond. Both bathrooms are to the rear of the property and one has a bath with hand held shower, sink and WC, whilst the other has a walk in shower, sink and WC. The mezzanine area has countryside and sea views, wooden flooring and a banister with spindles overlooking the living dining area below. One wall has wall to ceiling wooden shelving, making this a perfect spot for a study or library.
Gardens and the exterior
The south facing property sits in an elevated position above the road and has a low level wooden fence to the front and is bordered to the side and rear by a Cornish hedge. To the front there are views across open countryside to the sea and to Lizard Point whilst to the rear the property backs on to fields.
A gate from the garage and parking area opens into the garden with a pathway flanked on the right by mature planting and fence and to the left a raised lawned area with a mix of fruit trees to include Apple, Pear and Greengage. To the other side of the property is a smaller area currently used as a vegetable plot.
Wooden Deck
A wooden deck wraps round the side of the property leading to the back door via an undercover area with an outdoor shower.
Patio Area
Directly in front of the house is a raised paved patio area offering views out over open countryside and sea glimpses.
Outbuildings
There are two block built outbuildings. A good sized workshop and a gardeners store, both with power.
The Garage & Parking
There is a single garage along with a parking space in front.
Location
Tredole is located in a secluded hamlet on the road leading down to the beach at Prussia Cove, slightly inland from one of Cornwall’s most prized stretches of coastline. From Tredole there are a selection of footpaths, one leading through woods down to Prussia Cove and the other towards the coastal path and Perranuthnoe. Prussia Cove is rich in smuggling history, the cove was once a favourite haunt of John Carter, known as the ‘The King of Prussia’ - who landed much of his loot on the beach. Today it is home to a small harbour and slipway, which is still used by local fishermen. The beach offers fantastic snorkelling opportunities and is dog friendly all year. The village of Rosudgeon offers good local amenities including a general store (COOP), pub, The Packet Inn and large sports ground, where a weekly car boot sale is held.
Less than two miles away, Perranuthnoe, with it’s family friendly surfing beach, has an excellent public house and restaurant, The Victoria Inn, plus various Art and Craft galleries. Marazion is perhaps best known for the majestic world famous St Michael's Mount. The causeway once walked by pilgrims leads to the island at low tide where the tower and battlements of the castle rise to a height of almost 230 feet above sea level. Whilst the Mount is still occupied by the St Aubyn family, the castle and gardens are open daily to the public via the causeway at low tide and by boat at high tide. The town boasts shops, four Public Houses, restaurants, three cafés, health centre, primary school, art galleries, post office, bakery, chemist, ATM and a magnificent sandy beach stretching along Mounts Bay which offers safe bathing and enjoys views towards the Lizard Peninsular and Lands’ End. This highly regarded area is popular for water sports including wind surfing, kite surfing and sailing and the local RSPB reserve is a favourite with bird watchers.
The coastline around Marazion takes in some of the county’s most beautiful beaches, including Praa Sands and Loe Bar, the traditional fishing villages of Mousehole, Newlyn and Porthleven, as well as the historic town of Penzance. Penzance railway station provides direct trains to London Paddington and the town is now host to several well regarded restaurants and the newly refurbished Jubilee Pool. Mounts Bay is a favoured destination for kite surfers and a few miles in the opposite direction Porthleven is now a culinary hotspot with its incredible range of quality restaurants and annual food festival.
The north coast is equally accessible with the town of St Ives a major attraction with its beautiful beaches, selection of high quality restaurants and its great shopping, not to forget the cultural experiences offered by Tate St Ives, the Barbara Hepworth Museum and the Bernard Leech pottery
Local Education - There are many primary schools in the area, all of which are Ofsted rated Good, 2 secondary schools in Penzance and one in Helston, again Ofsted rated Good and Truro and Penwith College (16-18) in Penzance Ofsted rated Outstanding.
Directions
From the A30 roundabout at Penzance take the first left turn onto the A394 towards Helston. At the next roundabout continue on the A394 in to Rosudgeon. Just before the Packet Inn on the left take the right turn signposted to Prussia Cove. Follow the road for about three quarters of a mile and Tredole is located in an elevated position on the right hand side of the road just after the dip and before Rosudgeon Home Farm on the left.
