Presenting rendered elevations under a clay pantile roof, the cottage offers well-proportioned accommodation of approximately 1373 sq ft arranged over two floors and affording the opportunity to update and modernise. The storm porch gives access to the entrance hall, which features the stairs to the first floor and with doors to the two reception rooms. The sitting room is well-proportioned with windows to the front and rear, an open fireplace with tiled surround and hearth. There is a door to the kitchen to the rear, as there is from the dining room, which also benefits from a fireplace and windows to the front and side aspects. The kitchen is fitted with base and eye level units, worksurface with a single drainer stainless steel sink and tiled splashbacks, an electric double oven, washing machine, understairs cupboard, windows to the side & rear aspects. From the rear lobby, a door leads into the conservatory, which accesses a large store room and the garden. On the first floor the landing leads to two double bedrooms, each with wardrobes/cupboards and enjoy beautiful views. The good size bathroom has a panelled bath, separate shower cubicle, pedestal wash basin, low level WC, airing cupboard and a window to the side enjoying beautiful views over surrounding meadowland.

OUTSIDE
The large gardens to the front and rear are predominantly laid to lawn with a shingle parking area to the front and mature shrubs & trees to the rear. There is an outside WC, fenced boundaries and fabulous views over abutting meadowland.

LOCATION
4 The Row enjoys a superb setting within this charming and tranquil small, private village, set deep in the countryside, accessed over a private drive 0.75 of a mile from a public road, yet only 20 miles from Bury St Edmunds and 7 miles from Thetford. West Wretham Village, not to be confused with Wretham or East Wretham, has been owned by the same family for a number of years, along with the adjoining farmland, comprises a pleasing mix of 19 houses and horse stud and yard, all set in and around paddocks and farmland. The village is set deep in the heart of The Brecks along with its neighbouring village of East Wretham, which is on the national cycle route 13, part of the national cycle network.

East Wretham Nature Reserve lies a few minutes away and there are endless footpaths and walks to enjoy and Thetford Forest Park is only about 10 minutes by car. The nearby town of Thetford provides a good range of everyday shopping facilities, schooling in the public and private sectors and a good range of leisure facilities including health clubs, swimming pools and golf clubs. For the commuter there is easy access onto the A11 and there is a railway station providing services to Cambridge (connecting to London Liverpool Street and Kings Cross) and Norwich. The cathedral town of Bury St Edmunds lies just 20 miles to the south and offers an excellent range of amenities with schooling in the public and private sectors, extensive shopping facilities and a good range of leisure facilities.

DIRECTIONS
On the A11 heading north at Thetford, take the exit to Croxton. Continue through Croxton Village and upon leaving the village, take the right turn, signposted ‘Wretham/Watton’. Proceed for a further 3 miles and take the left turn into a drive with green signs for ‘WRETHAM HALL ESTATE – PRIVATE & THORPE FARM’. Continue along this drive for 0.5 of a mile, taking the left fork bringing you into the village. Continue past the horse yard on the right, past a reserved Green area and No.4 The Row will be found as the last cottage on the right before meadowland.
