TRUE VILLAGE LIFE – Family life set over three floors but ALSO planning approved to extend if you choose.

When it comes to Swallowfield I’m a bit biased, my mother still lives out here along with a lot of good friends and it's a fantastic village to grow up in, settle down in or retire to.....it has something for everyone.

As a quintessential English village, it's well-known for its picturesque setting and traditional local amenities, including GP Practice/ Pharmacy, General Store, Post Office and two pubs plus a thriving community with Parish Hall and a Church.

Residents enjoy a perfect blend of peaceful, rural surrounds with easy access to town centre attractions, with the vibrant area of Reading just over 15 minutes from the village by car, or by regular Bus service and the much complimented, re-generated Wokingham a short hop away.

I first saw this home when originally built and the current owners were lucky enough to secure it on the spot. They have since already extended upwards with some lovely accommodation up into the roof space that really works.

They have since achieved planning to further extend to the ground and first floors but life is taking them reluctantly slightly out of the area to enjoy village life elsewhere, once it has you, it has you.

So, Firestone, pretty cool name I think you’d agree.

A really lovely home, open plan living t the ground floor but plenty of it with the reception space almost square at 18ft by 17ft so plenty of options to furnish and change as life changes, the two sets of French doors then allow you to view and spill out into the pretty extensive gardens.

A double width opening then takes you through to the kitchen, and it works well. Extensive cupboard and pan space with a freestanding Island unit and integrated appliances give what you need and would expect, and the open plan feel then shares natural light from both sides.

Moving to the first floor and you have three fantastic bedrooms, bedroom two has an en suite shower room with a further family bathroom servicing bedroom three and four.

Rising again to the top floor and you have a lovely master suite, you can choose how this works for you, the main bedroom area is obvious with Velux windows allowing the light to pour in and then some extensive eaves storage.
You also have a dressing area which you could do so much with, and further en suite bathroom, all together a fantastic space.

Now moving outside, we have a great overall plot. Firestone is elevated slightly so has a good feel when you pull up outside and decent parking on the gravelled driveway, gravel is still my favourite finish to a driveway. The evergreen hedge then softens things and give a colour contrast all year round.

Through the house or use the side access and you arrive in a great size rear garden. A large patio gives room to relax or entertain and also shows how the approved extension could comfortably nestle in. The main lawn area is then also a fantastic size, room to play, kick a ball around and hide the trampoline that seems to be a must nowadays.

Still so much potential out here, outside bar/ kitchen I hear you ask, yes, plenty of room for this and the kind of garden I’d create!

At last...... In 2009 after 12 months of planning one of Wokingham’s longest serving and most respected estate agents returned home to roost. From stunning offices in the centre of Wokingham the david cliff agency opened its doors with a carefully selected team of property professionals who were passionate about property. With an enviable wealth of experience in the local market, the team were determined to provide a level of service and presentation not yet achieved in this area and the growing number of distinctive pink boards would suggest that they are achieving their goal.

Broadband availability and predicted speed: obtained from Ofcom on September 6, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 6, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
