What’s On Offer?
600ft of contemporary living space in a brilliant location. This top floor apartment at The Observatory has a private balcony, a secure storage unit and resident access to a rooftop terrace for breathtaking panoramic views.

Best Of Both.
The development delivers a lock up and leave lifestyle with all the convenience of a seaside address. Found on the second (top) floor of this modern, secure building is your peaceful place away from the madness of daily life. A door entry system with camera and remote opening means you can check who’s at the entrance and ‘buzz’ your friends in from inside the flat (app connected) and you can even control the heating via an app from wherever you are. If this is to become a second home for you, you’ll always return to a pre-warmed space in the colder months. The building is only a few years old, meaning it feels very fresh and contemporary when moving through the well-maintained communal halls and staircases on the way to the flat.

Entering the apartment, you’ll instantly feel at home thanks to carefully chosen fixtures and decor throughout, blended with a high quality finish that feels as new. Large tilt and turn windows reach the floor to give plenty of light and a sense of connection with the outside, whilst keeping noise to a minimum. The bedroom comfortably accommodates a king bed with bedside tables and other furniture, plus theres a sleek mirrored wardrobe, built in. Decor is relatively neutral throughout, car the feature living room wall, which adds a pop of colour to what is primary a canvas ready for your own taste. There really isn’t any DIY needed here, which will be relief to some!
A private balcony is accessed from the main living space and is the percent spot for a morning coffee with space for a bistro set.

Speaking of coffee…

The Location?
The Observatory is right on the doorstep of our favourite watering hole, Ashley Cross! With a great choice of coffee spots, patisseries and bars you’re spoiled for choice and will no doubt be making the short trip there quite often! You’ll also be very close to Poole Harbour & Sandbanks, and a short drive or bike ride to Bournemouth. Shops, public transport and nightlife are within walking distance, without being TOO close, for when you’re having a quiet night in! Make your way up to the huge communal rooftop terrace atop the larger block to enjoy spectacular views of Poole Park and the surrounding area, with Brownsea Island and The Purbeck Hills in the distance. This is an awesome panoramic backdrop to host friends and family for any occasion- firework night, new years, sunset dinner and drinks or just somewhere to sun yourself.
Parkstone Train Station is walkable in 10 minutes, making trips through Bournemouth to Southampton, Winchester and London Waterloo a doddle. We love that you can walk to almost everything you’ll need from here, but local bus routes and readily available taxis are also handy.

Agent Note.
Owners can benefit from parking permits for The Observatory and can park in any of the unallocated bays.

This Home Pairs Well With…
First time buyers and those looking for a proportional 1 Bed with no works needed. Singles will have plenty of space and couples can easily live here together (we think it would make a very ‘our first home’ for young buyers).
The demographic at The Observatory is mixed and everyone we’ve bumped into here has been lovely!

Broadband availability and predicted speed: obtained from Ofcom on August 3, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 3, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 23, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
