Charming cottage set in picturesque coastal village in the East Neuk of Fife.

Description

Lynnwood is deceptively modest at first glance on the Main Street of Upper Largo with its original front façade. The stone cottage dates back to the 1800s and features thick stone walls and a slate roof with symmetrical rounded dormer windows.

The front door opens into the entrance hall with stairs leading up to the first floor. To the right is a well proportioned sitting room with feature fireplace and window overlooking the street. To the left is the dining room with access to both the family room to the rear, and the utility room with WC. The family room is a cosy space with wood flooring abutting with original stone flagstones. A wood burner provides a focal point for the room. The kitchen can be accessed from the utility room, family room or its own back door. Fitted base and wall units provide ample storage and there is space for appliances including an oven, washing machine, dishwasher and fridge/freezer. Completing the ground floor accommodation is a double bedroom with rear door access, en suite shower room with steam function and dressing room.

On the first floor landing, two large double bedrooms with en suite bathrooms lie on either side of the hall. The bedrooms enjoy large windows overlooking the rear garden to the south, whilst the bathrooms occupy the space under the symmetrical dormer windows. One en suite features a corner bath and separate shower, whilst the other offers a freestanding roll top bath and separate shower. A further single bedroom and separate shower room and boiler room complete the accommodation.

From the street, a private shared driveway leads past the house and an opening to the left leads on to a private gravel driveway with ample parking space available at the front and towards the back of the garden. The grounds are south facing and a well-positioned patio maximises the sun during the summer months, whilst a separate garden room/ home office is situated in front of the double garage. There is a further garden shed and vegetable garden.

Location

Lynnwood occupies a prime central position within the charming East Neuk village of Upper Largo. Although conveniently located in the village centre, the setting provides wonderful views to the south over the neighbouring farmland leading down to the Firth of Forth. The East Neuk of Fife, running from St Andrews to Largo Bay, boasts a number of fishing villages built around traditional harbours, unspoilt sandy beaches and fertile farmland.

The neighbouring Lower Largo has a good range of local services including independent shops such as the bakery, a pharmacy/newsagent and doctor’s surgery. The area is a desirable holiday spot for many and offers a wide variety of recreational activities including water sports, walking, a vibrant arts scene and numerous well connected cycling routes. The popular village of Elie with its beautiful beach is only 5 miles along the coast.

There are many golf courses in the area including all the world famous St Andrews courses, Kingsbarns, Elie and Crail. closer to home is the new championship golf course of Dumbarnie Golf Links. St Andrews, the "Home of Golf", is only 11 miles away. This historic town has a good range of shops and professional services and is well known for its university which is one of the oldest in Britain.

Access by rail, road and air is good. Cupar (9.5 miles) and Kirkcaldy (13 miles) railway stations are on the main Aberdeen to London line and provide a fast link to Edinburgh and Dundee. Leven Station (4.5 miles) and Cameron Bridge Station (5.5 miles) were both re-opened recently and both serve Edinburgh. There is a dual carriageway and motorway connection to Edinburgh and its airport (37 miles) from Glenrothes (10 miles).

Square Footage: 1,783 sq ft
