THE PROPERTY
Presenting colour washed rendered elevations under plain tile roofs, Hill Cottage is Grade II listed, as being of special architectural or historic interest and is formed from part of one of Lavenham’s magnificent medieval oak framed hall houses and internally displays a fine timber frame including a magnificent cross brace with its original brackets in the main bedroom. The cottage boasts a wealth of period detail and of particular note is the fabulous inglenook fireplace with a heavy oak bressummer and chimney breast above. The entrance door leads into the hall, which feature the stairs to the first floor, accesses the cloakroom and doors lead to the ground floor accommodation with a good sized dining room, which has a window and a door leading to the rear garden, a quarry tiled floor, understairs cupboard and leads into the kitchen, which is fitted with a wide range of base and eye level units in solid wood, granite effect work surfaces and has integrated appliances including an oven, hob with extractor over, dishwasher and has space for automatic appliances. There is a useful pantry cupboard, which also houses the water softener and a window and door lead to the rear garden. The sitting room, which has a pamment floor features an impressive inglenook fireplace with a heavy oak bressummer and chimney breast above and windows to the front and rear aspects. On the first floor the landing, which features open studwork, leads to three double bedrooms, all with built-in wardrobes/cupboards and a family bathroom with a panelled bath, separate corner shower cubicle, pedestal wash basin, low level wc and has a window to the rear aspect.

OUTSIDE
The cottage style rear gardens are a good size and are mainly paved with a mixture of flagstone, slabs and paving bricks, interspersed with many mature shrubs and plants. Located to the rear of the garden is a summer house/studio and abutting the rear of the house is a terraced area ideal for alfresco dining. The gardens are enclosed by a brick wall and fencing and a gate with steps, lead down to the single garage with up and over door.

LOCATION
Hill Cottage stands a short distance along Prentice Street, very close to the Market Place where the famous Great House Restaurant and Angel Hotel restaurant are located. The road contains many fine period houses and cottages and Lavenham itself is often described as one of England’s finest preserved medieval villages with its fortunes arising from the wool trade in the 15th and 16th centuries. The village has a magnificent parish church and a wonderful selection of ancient houses and cottages from Tudor timber buildings, through to Georgian period and the Victorian era. Today the village is very vibrant with the most active community and useful range of shops including a Butchers, post office, pharmacy, bakery, traditional grocers, a modern Co-Op, primary school and doctors’ surgery. There are also a number of interesting shops and galleries and fine public houses and restaurants.
