The property is situated on the rural outskirts of St. Newlyn East, a picturesque and popular village which contains an excellent range of amenities including a modern junior school, general stores, post office, butcher, hairdresser, public house, parish church and chapel.

The village is situated within glorious countryside, punctuated by isolated farmsteads, streams crossed by fords or picturesque bridges as well as Trerice, a fine Elizabethan mansion in the care of the National Trust which is 2 miles away. There are also thriving football and cricket clubs as well as a village hall, mother and toddler playgroup, large park and children's play area including a skate park and outdoor gym.

The north coast is readily accessible with Holywell Bay, Crantock and Newquay each 4 miles or so away and offering wide sandy beaches and superb surfing. There are golf courses at Newquay and Perranporth and excellent walking along the coastal footpath or through the countryside.

The Cathedral City of Truro lays 10 miles to the south and offers an excellent shopping centre, theatre, cinema etc. It is also the administrative centre for the county and contains the regional hospital, county and district council offices and crown courts.

The house is also well-placed for the A30, just 3½ miles distant while Newquay Airport is ca 10 miles away and offers regular scheduled flights to Gatwick and Stansted. There is a main line railway station at Truro and a branch line at Newquay.
