Location

The historic, pretty little village of Dunston is about 7 miles southeast of Lincoln, with the settlement ‘Dunestune’ recorded in the Domesday Book in 1086. Modern day archaeological digs have uncovered finds related to Dunston Manor. The property stands close to the Church of St Peter dating to the 12th century; several listed buildings are in Dunston including the 18th century Blue House, and Church Farmhouse on Lincoln Road. Perhaps surprisingly, although probably thankfully for any owner, Dunston Manor is not listed but is in the conservation area of the village.

Although small, it is a very active community with a village hall and lots of activities organised by residents throughout the year. The Red Lion pub serving food is a popular place and a draw to many from the area. The well served village of Metheringham is only a mile away and offers a range of facilities including a doctors’ surgery, a Co-op supermarket, a post office, a hardware store, a vets’ practice, pubs, restaurants, a fish and chip shop, a takeaway, a children’s nursery, and another primary school. The village railway station connects directly with Lincoln, Sleaford and Peterborough.

10 miles away (15 mins), the characterful inland resort of Woodhall Spa is famous for The National Golf Centre with its Hotchkin heathland course, one of the top in the world, and offers a wonderful selection of independent shops, tea rooms, restaurants as well as the unique Kinema in the Woods and the superb outdoor heated swimming pool at Jubilee Park. The Petwood Hotel is steeped in British history, once home to the legendary 617 ‘Dambusters’ squadron, and provides award-winning food, afternoon tea and special events surrounded by acres of beautifully landscaped gardens.

By car, the centre of Lincoln is about 12 minutes. Here, the historic city provides everything you would expect including a beautiful cathedral and castle sitting on top of the hill beside the quaint Bailgate area for independent shops, markets, restaurants and cafes with extensive retail outlets further down the hill. Fast direct trains from Lincoln to London take around 2 hours. The rich aviation history of Lincolnshire can be explored further at the International Bomber Command Visitor Centre in Lincoln.

Schools
St. Peter’s C of E Primary School is in the village and rated Good by Ofsted. For secondary education, less than 5 miles towards Lincoln, is Branston Community Academy, and 8 miles away on the southern edge of Lincoln is The Priory Academy LSST, both co-educational state schools, the latter rated Outstanding by Ofsted. In the private sector, in the centre of Lincoln, the Lincoln Minster Schools (both Prep and Senior) are extremely highly regarded.

Seller Insights
“We were drawn to Dunston and this house in particular because of the historic aspect of both the property and the village. It is in such a peaceful setting but so quick and easy to get into Lincoln. The house has a good deal of history but unfortunately not much has been recorded, although remains relating to the property were found in an archaeological dig in the village. There are two significant houses in the village , Dunston Manor and Dunston House both linked to the Earl of Ripon and Nocton House.”

“The house has been well maintained to a high standard and, offers so much. There is a separate annexe. All the rooms are very generous with two spacious sitting rooms, the larger one has an Italian marble fireplace thought to be the original, and there are log-burners fitted in both. There is an abundance of built-in storage in the house plus a loft in the roof.”

“The annexe is a fantastic space that we have used for more formal meetings, as well as summer parties. There are lovely tiles on the ground floor in that huge space which has French doors onto the patio. There is a worktop with a sink and an integrated fridge freezer and temperature controlled wine rack, at the other end. The upstairs is above the garage, another large area that could be a bedroom or would make an excellent office. There is space to install a bathroom so the building could easily become a self-contained annexe [subject to planning].”

“The house is well set back from the road where some majestic, mature trees stand along the front boundary. It’s very sheltered as there are stone walls around much of the garden and it is quite low maintenance as it is predominantly lawns and paved terraces. With places to sit in the sun and shade, we have a beautiful view of the church from the back as well as sunsets, and the French doors from the house and the annexe make it perfect for entertaining in the summer.”

“It’s a very pretty village with a stream running through it and a village green bordered by weeping willows. Dunston is paired with the French village, Trange.”

“The property would appeal to anyone wishing to move out of the city and live in a tranquil village setting – we will be very sad to leave!”
