The site is situated on the western edge of Fradley Park, an established and well known industrial estate just off the A38 to the east.

The site is immediately adjoined to the east by Midlands Karting and to the south and west by the HS2 construction site.

The residential settlement of Fradley is located to the north of Fradley Park and is well served with local retail amenities. The City of Lichfield is located to the south and offers more extensive provisions including a mainline railway station (Lichfield Trent Valley) which provides direct access to London in just over 90 minutes.

The site is conveniently located with easy access to the A38 trunk road which in turn links with the A50 (to the north) with onward links to the M6 (via Stoke on Trent) and the M1 (via Derby). The M6 Toll is a short distance to the south providing onward connections to the M6, M42 and the Birmingham conurbation.

To the north, the A38 connects to the A50, linking to the M1 to the east and M6 to the west, and providing access to Derby, Nottingham and Stoke-on-Trent.

The site falls within the jurisdiction of Lichfield District Council.

The Lichfield District Local Plan 2040 was withdrawn in 2023, and a new Local Plan is to be produced, albeit timelines are not yet known. The policy framework for the area remains guided by the Lichfield District Local Plan Strategy (2008-2029), having been adopted in 2015.

Lichfield District Council have conducted a call for sites between 29th January and 25th March 2024 seeking to identify areas suitable for development in line with the district's requirements.
