The property lies alongside a minor no through council maintained roadway, which gives access to several properties, and leads off the Rhiw y Rofft road, which links up between the villages of Parcllyn (½ mile) and Aberporth (¼ mile). Parcllyn is home to a MOD establishment, which has been wound down as to numbers of employees over recent decades and has a village shop. Aberporth is a popular coastal beach village, and has various tourist related facilities, together with places of worship, primary school and recently rebuilt Hall. A regular bus service goes through the village. The Market Towns of Cardigan and Newcastle Emlyn are some 6.5 and 8 miles distant and both provide for a wider array of everyday amenities.
DIRECTIONS
From the direction of Aberporth, proceed alongside the Beach car park on the minor road heading up Rhiw y Rofft (Punishment Hill) for Parcllyn. Carry on up a steep section and you’ll see a left hand turning into the no through road. Turn here, and carry on down and the plot will be seen on the right hand with our ‘For Sale’ board erected on site. Possibly it would be easier for viewers to walk down the minor no through road, as there is a pull-in slightly further on after the junction, adjacent to Trecregin Villa.
Similarly, from Parcllyn, proceed down the minor road passed the Hillfield Rd row of dwellings and come down the hill and pull-in before the right hand junction as noted above.
DESCRIPTION
A gently sloping plot which levels out at the bottom (South Westerly aspect) and bounds with a stream there, and is down to a mature grassed ley with some scrub also. A natural roadside entrance lies down on the bottom end (South Eastern corner). A shared right of access (with the owners of the Tŷ Mawr House) will be retained on the top end (see sketch plan).
Previous proposed planning application paperwork show a diagram for a two – three storey single detached dwelling with integral garage, with parking on the South Eastern corner.
The Dwellings in the vicinity are a mixture of traditional and more modern designs, and Tŷ Mawr itself is Grade II listed, and consideration of a future design of a dwelling on the plot must be taken into consideration with a Listed building in the vicinity
An over-age (Clawback) clause will be inserted into the Sale Contract. This basically means that should planning consent for the erection of a dwelling/s be granted for the land in the next 25 years from date of completion of the sale, the Vendor and his successors will be eligible for a 25% share of the uplift in the value of the land with planning consent in place.
