Features and description

  • Tenure: Freehold
A very stylish Grade II listed country home with the benefit of 1.6 acres (approx.) of garden and grounds with a Westerley rural outlook, located on a private semi-rural lane just south of the popular village of Birdham.

Located at the end of a private lane and backing onto farmland, Hundredsteddle combines a wealth of period features with stylish and contemporary living. Formally joined from two cottages, this renovated and extended country home has been designed to offer flexible and well-balanced accommodation. A particular feature is the stunning triple aspect vaulted kitchen/family room with exposed beams and concertina doors leading to the formal garden and al fresco dining area. The new kitchen extension is linked to the main house via a glass passageway. Both the sitting and drawing rooms, led from the central entrance hall, are double aspect and have large inglenook fireplaces (with the hall and drawing room having attractive flagstone flooring). Further ground floor accommodation includes a study, cloakroom, utility room and to the side, an independently accessed dry wood/garden store. Upstairs (approached via a half landing with garden views through an arch window), provides four double bedrooms and a large family bath/shower room. The main bedroom, which looks directly over the grounds, has a stunning en suite bathroom and walk-in wardrobe.

Totalling just over one and half acres the gardens and grounds are of particular interest. The formal garden, which has lovely far-reaching Westerley rural views across adjacent farmland, has a large feature pond (surrounded around by attractive post and rail fencing) and well-established flowering shrubs, plants, mature trees, patio and lawn. Towards one end there is a detached garden store and a vegetable patch. Beyond the garden the property provides a paddock incorporating both a former stable block and a ménage and further garden store. Separate access is provided off Hundredsteddle lane. Off street parking is provided to the front and side where there is also approved planning consent to form a double car port (planning ref.13/04165/DOM).

Location

Hundredsteddle is located in a semi-rural conservation area just south of the popular village of Birdham. Much of the surrounding land is agricultural though the property is well located for easy access to many amenities and for Chichester Harbour. Birdham provides a highly popular primary school, church, village hall, shop and post office. Surrounding villages including Itchenor and West Wittering, which are just a few minutes' drive away, are popular for their sailing clubs and Blue Flag beach. A good selection of independent shops may be found in East Wittering, which also includes two smaller supermarkets and a GP surgery. Local cycle paths include The Salterns Way which links the coast to Chichester, with the South Downs beyond.

Chichester

The historic cathedral of Chichester is just under 6 miles to the North East, with a lively hub of shopping amenities and commerce. There is a comprehensive range of social and recreational facilities including a multi-screen cinema, sports centres with swimming pools and a fine selection of restaurants, public houses, wine bars and bistros. In addition, there is the recently extended award-winning Pallant House Gallery and internationally acclaimed Festival Theatre.

Sports & Country Pursuits

Aside from sailing, sporting activities in the area include; regular horse racing at Goodwood and Fontwell, polo at Cowdray Park near Midhurst, the Goodwood Festival of Speed and Revival events for motoring enthusiasts and Golf at nearby Rowlands Castle, Hayling Island and Goodwood. Further places of interest in the local area are: The Weald and Downland Open Air Museum, West Dean College and Gardens, Fishbourne Roman Palace, Tangmere Military Aviation Museum, and the historic houses of Goodwood and Petworth. Contemporary Cass sculpture is permanently exhibited in the forested grounds of the Goodwood estate.
