The gardens are a particular feature of The Manor House, with areas laid to lawn interspersed with a mixture of fine broadleaf and coniferous trees. To the east is the charming terrace which has well-stocked herbaceous beds, and is set behind a period wall which has an archway leading to the front of the house and garden beyond. Further to the northeast and behind a beech hedge is a recently created swimming pool area with an Indian paving stone surround which is a sun trap in a very private location. To the southwest of the house is a brick and flint building which contains the bore hole equipment.

The Manor House occupies a charming secluded and private rural situation, conveniently located for access to Holt, the north Norfolk coast and Norwich. The popular Georgian market town of Holt is home to Gresham’s School and has a wide variety of good quality amenities, as does Aylsham and Reepham also attractive Georgian market towns. There are a number of good public houses locally, including the Walpole Arms at Itteringham, The Heydon Earle Arms, The Pigs at Edgefield, the Buckinghamshire Arms at Blickling and the very popular Gunton Arms. Blickling Hall is a National Trust property and is about 2.5 miles from The Manor House. Norwich Airport, which is situated on the northern side of the city is about 10 miles and provides regular domestic and international flights. There are good walks and plenty of bridleways in the area and a thriving local community.

The North Norfolk Coast is about 10 miles away and offers a wide variety of recreational activities along with further schooling at Beeston Hall, and a larger number of pubs, restaurants, delis and shops.
