The Barns were formerly part of Bossall Hall and enjoy an idyllic setting within a sleepy rural hamlet just a short drive from the city of York and the market town of Malton.

The traditional farm outbuildings are constructed of brick with pantile roofs. In need of total renovation, they include a stable with former groom's accommodation above, accessed via an external staircase and enjoying a fine southerly outlook, stables with hayloft above, large barn, further extensive stabling, garages, storage outbuilding, courtyards and drive. The buildings originate from early to mid-seventeenth century and have been developed and altered up to the present day. Together the five buildings, which are accessed via a private drive, surround two yards that are part-cobbled.

Planning Permission & Listed Building Consent have been granted to create a 5000 sq ft house with a two-bedroom annexe, accessed via a private drive. Details, reports and full architects' plans are available on the North Yorkshire Council Planning Portal, listed under Ryedale and Bossall Hall.

The Barns stand in a small rural hamlet opposite the twelfth century St Botolph's Church. Tucked away in a rural location midway between York and Malton, Bossall is remarkably convenient for access to the A64 connecting to the A1(M) and motorway network. The mainline railway station at York has excellent links to London and Edinburgh, with a service to London in under two hours. Monks Cross and Vanguard Shopping Park can be reached in some fifteen minutes, with the city centre and its selection of independent schools just ten minutes' beyond. Nearby Malton is known as the food capital of Yorkshire and offers all the local amenities of a thriving market town.

General - Services & Systems: The electricity is currently shared with the Hall's supply, which has two phases. The water supply is currently shared with the Hall, however the water main is conveniently placed in the road just outside the property. Private drainage is a small septic tank, which will require replacement.

Status and Listing: While not being listed themselves, the barns are effectively listed as they fall in the curtilage of the Grade II listed Bossall Hall. The property is also currently influenced by the Hall's scheduling under the Ancient Monuments and Archaeological Areas Act 1979 as of national importance. Ancient Monument status is being queried and has been updated in the new edition of Pevsner.

Fixtures & fittings: Only those mentioned in these sales particulars are included in the sale. All others, such as fitted carpets, curtains, light fittings, garden ornaments etc., are specifically excluded but may be made available by separate negotiation.
Local authority: North Yorkshire County Council EPC Rating: Exempt as effectively Grade II listed
