Property description & features

Merkland is an upper villa on an elevated setting with fine views across the firth of Clyde.

Description
Merkland is an upper villa type property which is formed by the entire upper floor level of a handsome typical west of Scotland detached house. The house is accessed from the rear through well stocked, sheltered and nicely maintained gardens and via an external stone staircase. Once inside, given its raised vantage point, front rooms enjoy fine views out across the firth of Clyde to the Ayrshire coast adjacent.

Merkland has in recent times undergone a full, thorough, and tasteful programme of upgrading and improvement, the results of which provide a first-class property in ready to ‘move in’ condition. Period features have been carefully preserved and combined with contemporary finishes. Heritage doors have been stripped and finished with stylish steel ironmongery and the radiators are new in distinctive heritage style. Merkland provides generous light and bright period proportions. The agents are confident that prospective buyers will not be disappointed and concur that Merkland represents an excellent permanent residence or income producing holiday home for new owners.

Situation
Merkland is situated on North Campbell Road and Knockamillie Terrace in the coastal ribbon settlement of Innellan which is the area close to Toward to the south of Cowal peninsula town of Dunoon.

The centre of the bustling town of Dunoon is only about 8 minutes’ drive to the north. Dunoon is the main town of the Cowal peninsula and has a complete range of shopping, leisure, and professional services. The town has a good range of welcoming pubs and restaurants, a library, hospital, secondary school, theatre, cinema, swimming pool and leisure centre.

There are primary schools in Innellan (almost opposite Merkland) and in Toward. For secondary education, there is Dunoon Grammar School, which is a multiple award-winning school, having most recently won, in October 2022, the World’s Best School Prize for Community Collaboration. Many children in the area attend the independent school of St Columba’s in Kilmacolm and a private bus service is in operation from Gourock.

Located on the scenic Cowal peninsula in Argyll, Merkland is only a short drive from both the Caledonian McBrayne and Western Ferries terminals, from where there are frequent passenger and vehicular sailings across to Gourock. From here, the road and public transport links make it possible to commute daily to Glasgow and the central belt.

It is equally possible to drive to Glasgow via Loch Lomond which takes a little longer but is via some of the most famous and breathtaking countryside in western Scotland.

Dunoon is the gateway to the Loch Lomond and Trossachs National Park and can easily provide some of the most dramatic and picturesque scenery in the west of Scotland, it is indeed an outdoor enthusiast’s playground.

As with most parts of Scotland, one is never too far from a golf course and Innellan and Dunoon are no exception - the district having three challenging courses. Innellan also has a bowling club.

Toward sailing club is approximately 2 miles to the west of Merkland and the expanding Holy Loch Marina is nearby with its berthing and associated chandlery services, an excellent base from which to sail and explore the world-famous lower Clyde and Kyles of Bute inland sea lochs and waterways.

Sea fishing is available on the Firth of Clyde, and it is possible to fish for salmon and sea trout by permit across numerous rivers and lochs within the district, with the River Eachaig, the freshwater Loch Eck only a few miles drive to the north.

The area is renowned for its spectacular scenery. Benmore Botanic Garden is only 10.5 miles away and there are near endless walks, hill climbs and quiet country roads offering wonderful rambling and cycling country."

The business model of Estate Agency and Lettings distribution has changed, no longer do people pour over local papers searching for their dream home; no longer do they need to look in estate agents' windows or queue to discuss search criteria with estate agency or lettings receptionists. In recognising this, we have changed too, we have evolved to develop an efficient business model which pro-actively distributes property globally via our well managed database and digitally via the world wide web. Good systems are important to us, however, Estate & Lettings Agency is a people business, our people have been carefully selected for their scope of property and customer interfacing expertise. We recruit intelligent, clear thinking and articulate property professionals. The team has an average of 20 years’ experience in the industry and we are proud to have been behind some of the most high profile and often complex sales and property asset management deals in the West of Scotland. At Robb Residential we can’t say we are the largest firm, we’re not. At Robb Residential, we can’t say we are the smallest firm; we’re not. Our point of difference lies in our people and in the delivery of service excellence. The Robb Residential team owns and shares in its commitment to delivering that service excellence, and so what we can say with a measure of assured confidence is that we will be the best.
