Property description & features
- Tenure: Freehold
THE PROPERTY
First glimpses of Sunnybank are most impressive with its very pretty façade constructed of solid Ham stone under a pretty slate roof. The property, which is justifiably Grade II listed of historical and architectural interest is believed to date back to 1540 and is reputably one of the oldest properties in this sought-after village.
On first entering the property there is a real sense of charm, space and light with a perfect juxtaposition of old and new. The accommodation is now immaculately presented with a lovely bespoke kitchen incorporating a number of wall and base units and plenty of room for a breakfast table. Alongside the kitchen is a good-sized reception room with an incredible open plan inglenook fireplace and very attractive wooden window seats and mutton screen panelling. Alongside this room is also a very sizeable sitting room with oak engineered flooring and a large woodburning stove.
The principal bedrooms are situated on the first floor, all enjoying views over the village to the church, and could be subdivided to provide a fourth bedroom. There are three double bedrooms, one with an en suite bath and shower room, and the other two sharing a Jack and Jill shower room.
There is potential for an annexe/garden office subject to the necessary planning consents.
A particular feature of the property are the delightful gardens which have recently been very cleverly landscaped, which lie to the rear enjoying a sunny south facing aspect and enclosed by stone walls. There is a large lawned area with numerous well-stocked flower and shrub borders, as well as fruit bushes. There is a newly laid paved terrace, ideal for al fresco dining. Steps lead up to a copse area at the far end with another fantastic decked terrace, a perfect place to sit on a nice summer's evening. There is a gravelled driveway with plenty of parking to the front of the house, leading to a detached stone garage/workshop. In all just under 1/5 acre.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
