A delightful three bedroom semi-detached Victorian cottage with beautiful gardens and separate home office, situated in a popular village in the South Downs National Park.

Description

Ivy Cottage is a delightful semi-detached cottage, believed to date from 1862 with later additions, with classic downland flint and brick elevations under a slate tile roof. The cottage is situated in a popular village in the heart of the South Downs National Park, tucked away and accessed via a short track from Poynings Road. It offers bright and well-presented accommodation arranged over two floors.

The ground floor living space is mainly open plan. The living room has a working fireplace and casement windows to the front; the kitchen/dining room is situated at the rear of the house, and has underfloor heating. It is well-equipped with contemporary gloss units and pale worktops. There is a Bertazzoni electric induction stove with extractor, a dishwasher, and the kitchen extends at the rear, opening out to provide further storage space and leading on to the conservatory.

The family bathroom is situated on the ground floor, and is fully tiled, with underfloor heating and a jet bath with drencher head shower over, basin and WC.

There are three good sized bedrooms on the first floor.

From the track, a five bar gate opens to the wide block paved drive, giving parking for at least two vehicles. The gardens are a particular feature of the property, extending to almost a quarter of an acre and offering plenty of options for seating, eating and enjoying the outdoor space. To the front is a courtyard style garden with space for seating, and a gazebo with a hot tub.

The rear courtyard has a semi-detached workshop, and a separate, fully insulated home office which has underfloor heating and fibre broadband, and is ideal for working from home.

The garden is mainly laid to lawn with mature trees including productive apple, pear and cherry trees planted at intervals, and lies to the east of the house, and has a large koi pond as the central feature, which attracts a range of wildlife. There are lovely views, with the Downs to the south, and post and rail fencing at the boundary creating a wonderful open feel, with easterly views over the adjoining agricultural land and the cricket pitch to Newtimber Hill beyond. There is a timber garden shed.
