Description

Just an hour and half from London, Beauty Point is the dream family beach house with direct beach access and surprising privacy. Designed by legendary architect, Timothy Hatton, the quirky and ingenious layout incorporates two restored 1880’s train carriages within the walls of a six bedroom home. Beauty Point is a family home that is made for socialising or for hiding away from the world. Warm and cosy in winter, sunny yet shady in the summer - every season spent at Beauty Point reveals its own seaside delights.

The wood-cladded home is well hidden from the road and from the beach. Once inside the garden gates you feel like you have entered a secret, enchanted world. The landscape-designed mature gardens are a haven of tranquility and include an art studio, sauna, hot tub, outdoor shower and hidden swing seat. The garden evolves through a sequence of room-like spaces, leading to the wooden pathway and onto the beach. With choices of outdoor dining areas, a bar made out of an old boat, a dining table directly on the beach and a fabulous beach side fire-pit.

Inside, the generous entrance hall sets the tone for the Hamptons inspired interior, with its gentle tones, soft wood flooring and wood paneling. From here there is a boot room/utility room, guest bathroom and separate downstairs w/c. The downstairs lounge has an open fireplace and an adjacent bar within the smoking carriage of an old train carriage. From the lounge, there are three double bedrooms each within the train carriages. The show-stopping kitchen and dining area encompasses the full width of this property, with views to the garden and the beach beyond.

The first floor of the house has double height pitched roof with extensive natural light flooding in from the windows above and from the double doors overlooking the beach. The upstairs of the house is designed to be able to function as a self-contained family floor for the owners, with three bedrooms a family bathroom and a second upstairs lounge/tv room. The principal bedroom suite spans the width of this beautiful property with a private lounge, woodburning stove and with a roof deck balcony overlooking the water.

From here you can enjoy the full beach view and the uninterrupted 180 degree panorama from Selsey to Portsmouth and across the Solent to The Isle of Wight. There are two further bedrooms on this floor each with quirky design features and built in wooden bunk beds. To the road at the front of the house there is outdoor parking for three cars plus a garage and an electrical charging point.

Rental prospects
The house has been selectively rented in recent years and has generated substantial rental income historically.

Location

The beach is famous for its un-spoilt Blue Flag beach and is a mecca for surfers. The Wittering beach front and the adjacent Chichester Harbour are both used extensively for sailing, windsurfing, kitesurfing and watersports generally. Membership of the West Wittering Sailing Club is open only to those with a West Wittering address and is much valued by local families who want to enjoy the harbour and as a great training ground for children to learn to sail.

Beauty Point is a mere 400 meters from the village of East Wittering which offers a selection of great local shops including two butchers, a fishmongers, two greengrocers, a bakery and two supermarkets. There is an ice cream shop, old fashioned sweet shop, various bars and restaurants and coffee shops. The Fisherman’s Hut just over 250 meters along the beach is where freshly caught fish is sold by Bob and his son from their daily haul. West Wittering village is 1.5 miles to the West and has a pub, a primary school, church, tennis club, riding school and sailing club.

The Cathedral city of Chichester is about 8.5 miles away and provides a comprehensive range of shopping amenities arranged partly within its pedestrianised centre, dominated by Chichester Cathedral and its ancient city walls. The arts are well represented with the internationally known Festival Theatre and recently extended Pallant House Gallery housing one of the best modern art collections in the country. The annual Arts Festival centered on the cathedral attracts artists and media personalities from all over the world. Communications in the area are excellent with the mainline station at Chichester providing a regular service to London Victoria, Waterloo (via Clapham junction), Gatwick and other towns and cities along the south coast. The A3 provides good access to London and via the M25 to Heathrow, with the M27 leading to Southampton Airport and the West.
