Believed to date back to the 1820's, Mill Cottage was home to the resident village Miller. The orignal mill stream is now a very pretty feature within the landscaped gardens of the cottage.
The cottage is idyllically positioned within the old village, tucked away in a particularly peaceful spot.
The vendors have been here for the last 25 years, and the neighbours for even longer - a testament to the area being a very pleasant place to live!
A footpath leads through the picket fenced, well stoked cottage garden, to the front door. From the entrance hall, stairs lead to the first floor and doors open to the sitting room and kitchen dining room. The sitting room is a comfortable room at the front of the cottage, looking out and over the pretty front garden. An attractive brick built fireplace with an inset coal effect gas fire is a nice feature. The kitchen dining room is a bright and airy space with room for a table and chairs to comfortably seat four. The kitchen has been updated and includes plenty of storage, and the integrated appliances include an eye level double oven, a dishwasher, a counter level fridge and the freezer are in the utility room, where there is also space for a washing machine and tumble dryer.
On the first floor, the bedrooms are well proportioned, bedrooms one and two being doubles with built in wardrobes. and the third bedroom is a large single. The bathroom is very well presented, a modern white suite comprising a bath with thermostatic shower above, wash basin with vanity unit, and a low level WC.
The rear garden is an absolute delight - the orignal Mill Stream, having been covered over for many years, the owners have unearthed it and made the most of this historic feature. The garden is designed for ease of maintenance with patioed seating areas broken up by various flowering plants and shrubs. A large garden store which was formerly a garage offers potential for conversion or as it is provides a very useful store / workshop. To the side of the cottage are two parking spaces which could be further extended by moving the garden fence, if required.
Mill Cottage is delightfully tucked away in the older "Higher Town" area of Sampford Peverell, a very popular village lying only about a mile from Junction 27 of the M5 motorway, with its adjacent Parkway Rail Station (Paddington in about 2 hours). The village has a very active community and lies within the catchment of the very popular Uffculme Secondary School.
The Grand Western Canal runs through the village, and there are some lovely walks along the towpath. There is a local store/post office, a pub, a historic old church, a primary school, a doctor's surgery/pharmacy, hairdresser, tennis courts, a 9-hole golf course and driving range, cricket, and football clubs.
There is a good shopping centre in Tiverton which is a thriving market town and provides excellent educational facilities including Blundells Independent School for boys and girls with its associated Blundells Preparatory School. Also in the town is Petroc College of further education and Tiverton High School. There is also a popular Golf Course, sports complex, and a hospital.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 12, 2024 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
