Described in the Whites Directory of 1850 as "The handsomest building in the town" with its Palladian style exterior, this iconic and important Grade II listed property was originally built by Richard King, who was born in Modbury, but made his fortune in New York. Built in the early 1840’s to house the Literary and Scientific Institution to promote literature and knowledge, the property served as both a social meeting place and a higher education facility for local men. The two world wars saw a decline in membership, so the institute was wound up in 1954 and the property was converted into a private dwelling.

The home has been renovated in recent years by the current owners, retaining many original features including high ceilings, attractive plaster cornicing, fireplace and several working window shutters. Kingsland is a well-proportioned, substantial 5-bedroom family home, set in a prominent position on Brownston Street. To the front there is a wrought iron gate and railings opening to a lawned garden with central pathway leading to the front door. The entrance lobby opens to the central hall with doors to all principal rooms and a turned staircase to the first floor. The sitting room is a beautiful room that has a full height window to the front together with a wood burner. The dining room has dual aspect windows with a feature stain glass window to the side, open fireplace and opening through to the kitchen. There are a range of fitted units with a double Belfast sink, an electric oven with induction hob set within a recess and a window offering lovely views out to the garden. From the hall there is access through to an inner hallway which has its own entrance to the front and a rear lobby giving access to the rear garden. The inner hallway leads through to a light and airy double bedroom leading through to an en-suite shower room. The impressive main staircase leads to a study on the half landing and 4 double bedrooms, master with en-suite shower room and a separate family bathroom. The level, rear garden is mainly laid to lawn with mature planting, leading to an outbuilding. The property further benefits from parking for 3 vehicles, with an electric car charging point, located to the side of the house.

Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty', and is only about 4 miles from the nearest beach. Receiving worldwide media coverage, it became the first town in Europe to become plastic bag free. There is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift shops and art galleries. Other amenities include a primary school, health centre, dentist, veterinary surgery, and mobile library. For more comprehensive shopping, Kingsbridge is to the South and Plymouth is about 12 miles to the West. Modbury is also on the main bus route and only about 5.5 miles from the A38. Nearby there are fine cliff top and coastal walks, beaches and coves, with sailing at Salcombe and Newton Ferrers, 18-hole golf courses at Thurlestone and Bigbury and Dartmoor National Park is several miles to the North.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 19, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
