Sellers Story - The experience of living at Coton Park Estate has been a memorable one.
A private estate with only circa 80 houses being built, the estate has an authentic village feel about it. All the neighbours look out for each other and there is a real sense of community here. Every dog walk is greeted with friendly faces and a beautiful backdrop in which our house was built. Surrounded by fields, trees and wildlife, every season looks like a picture postcard.

We purchased our house 5 years ago and we have spent most of that time making this house our home. Our house was built in Georgian style and our highlighted additions on the inside would include our feature panelled wall and wood burner complete with a chimney breast with reclaimed bricks and a slate hearth. On the outside, our extra patio and a now well-established garden complete with our line of silver birch trees add to the already very private setting

There are many rooms in the house that we enjoy. The open plan kitchen which also contains our dining space and garden room is the hub of our house. With so much room, we have spent many Christmases in there with our entire family. However, we do also enjoy our lounge - with the addition of the wood burner, it has the look of a genuine cottage in the winter months, with the fire aglow and Christmas tree in place.

Now it's time for someone new to make some memories here as our little family begin to fly the nest and leave us with more room than we need. The house has been everything we hoped that it would, and we will honestly miss not only our home but the location as well. We hope the new owners have as many happy memories as we have created here.

Location - An exclusive and bespoke location on the former grounds of Coton House Country Estate accessed via a private tree lined entrance and nestled amongst an extensive parkland of mature trees.

Rugby offers a range of excellent schools and fantastic motorway links and train services. Rugby's train station is less than 5 miles away and is served by London Midland and Virgin Trains. Rugby to London Euston is less than 50 minutes by fast train and Birmingham 20 minutes. The M6, and M1 are extremely accessible.

The home offers semi rural living with the convenience of local amenities including Elliots Field retail park which is only five miles away.

There is a fantastic selection of state and private schools available in Rugby including , Lawrence Sheriff, Bilton Grange, Rugby High School for Girl and Rugby School.
