Description

Manor Cottage has evolved to become a house that caters for modern day living, whether as a family or a couple. With open plan living space, to cosy rooms, this is a house that has a brilliant adaptability to the layout, exemplified by the substantial detached annexe that brings a great dynamic to the property.

The house was transformed in 2017, with considerable extensions and remodel, and updating throughout, finished to a high standard with features including underfloor heating, plenty of double glazing, and contemporary bathrooms. At the heart of the house is the open plan kitchen/dining/living area, an expansive space that brings everyone together. The kitchen is bespoke, by Kestrel kitchens, with stylish cabinetry under granite work surfaces, with large island unit and breakfast bar creating a social area between the preparation space and the dining and living areas. The room opens out to the living area, with woodburner and the dining area at the southern most point, with triple aspect incorporating bi-fold doors, and a roof lantern creating a wonderfully light and airy space to enjoy. This open space is balanced well with cosier rooms including a TV room, with alcove shelving, and a study with fitted bespoke shelving and desk. The ground floor is future proofed with a bedroom, currently used as a craft room, which has an en suite shower room, with a further WC and essential boot room/utility for muddy dogs and children.

Stairs up to a spacious landing lead to all four bedrooms. The principal suite, at one end of the house, includes a dressing area, walk in wardrobe and bath/shower room, and bedroom with Juliet balcony and fine views to over surrounding countryside. Two further double bedrooms enjoy built in wardrobes, whilst the fourth bedroom is currently configured as a dressing room but is easily returned to a bedroom. These are served by a family bathroom, with both this and the principal en suite benefitting from under floor heating. All rooms enjoy views out over the gardens and farmland beyond.

Annexe
Purpose built within the grounds it a substantial annexe building. With over 1000 sq ft over a single level, with vaulted ceilings and triple aspect creating an enjoyably light, spacious and airy feel, not only does it provide further living space but an area for hobbies and interests. A large open plan area dominates the internal layout, leading to a kitchen, shower room, and double bedroom. The clever layout is therefore multi-functional, and can be an annexe as well as a games room, pilates studio, art studio or office space. A great feature is the French doors out to a decked verandah, with charming views of unspoilt countryside.

Gardens and Grounds
Panelled electric gates open onto an expansive gravel drive, sweeping up to the house and the integral garage, and continuing round to the double car port. There is plenty of parking, with the driveway linking up to a second driveway with panelled gates.

The gardens provide a privacy from the road whilst being open to the side and back to make the most of its position within the countryside. To the south of the house are lawned areas, dotted with trees and shrubs, with a mature hedge on the boundary. Adjoining the house is a paved south facing terrace, the ideal area for outside dining, entertaining and relaxing, with the bifold from the dining area opening out to the terrace.

A further expanse of lawn is to the rear of the house, with wildflower areas brimming with yellow rattle, opening out to mown areas. A kitchen garden provides fresh vegetables and herbs, with a chicken run beyond this. The car port building includes an enclosed garden store and workshop with double doors.
