A unique, historic & original Grade II listed working windmill complete with wood-fired bakery, stone outbuildings and a lovely family home, all situated comfortably within an acre plot of land close to the established market town of Kirton-In-Lindsey.

Mount Pleasant Windmill is locally renowned and loved as an established landmark and bakery of 20 years. Originally constructed in 1875 as a working flour mill & powered by wind until 1933, a diesel engine then took over until 1973, before the windmill sadly fell out of service.

However since 2000, the present owners have lovingly restored the mill, keeping true to tradition with authentic working parts and locally sourced materials; it truly is a timeless working machine.

The vendors, having run a successful bakery business in London for years, were originally not in the market for a working windmill, but as soon as Mount Pleasant came up on their radar, they just couldn’t say no. ‘Trueloaf Bakery & Tearooms’ was then borne out of the idea of keeping true to the artisan principles of bread-making, with no originality lost in the process.

As part of the undertaking, they also retrofitted an industrial scale wood-fired bakery oven which was hand delivered from Spain and built piece by piece next to the windmill, and also putting in professional mixing equipment and dry storage. This truly is an artisan experience with everything ground, milled, mixed and baked on-site, to produce a genuine local product that is now, sadly, a very rare thing in the UK.

In addition to the bakery, the tearooms is still on-site and was run successfully alongside for many years, before being scaled back to focus on the bread-making. All the facilities are in currently place to continue the business or convert it to a different operation. There is also a grain silo used for the storage of wheat, and also two traditional stone outbuildings, currently used for storage but would potentially make ideal accommodation for either staff or for short-term lettings income.

On entirely separate land registry, but within the same plot is the main house, front car park and back garden. From every window there is a beautiful view of the windmill, dominating the view but not inhibiting the natural light coming through. As you enter through the front door, it opens up into a wide hallway. To the front of the house, a large, warm living room has a working fireplace and two large double bay windows that throw in light from the front garden.

Across the hallway is a functional kitchen with a breakfast area and access straight through to the tearooms via a lockable door. Adjacent is an open dining area with a wonderful sweeping staircase, where there is a separate office, garden room and separate utility/boiler space with downstairs toilet and rear garden access.

Upstairs, a bright hallway leads onto four bedrooms, three with ensuite shower rooms and one family bathroom just off the hallway. All are good sized double bedrooms, with the principal bedroom of a very generous size.

Out to the private rear garden, there are wonderful views of the surrounding North Lincolnshire countryside through the trees and of the windmill over the top of the house from almost every angle. On a gentle downslope, there is a pond and formerly a larger pond that could easily be infilled again. Three external sheds (including a wendy house with a view!), provide ample storage as well as a motorbike/bicycle workshop, accessible from the house as well, that could easily be converted for a variety of uses. The working buildings to the front are separated via a secure gates on both sides, maintaining a private separation of the home.

Kirton-In-Lindsey is just on your doorstep and has everything your classic market town has to offer, including a Co-op supermarket, butchers, chemist, bank, and a few restaurants and a pub. Also within a short 20 minutes’ drive, Gainsborough has a wider variety of bigger chain shops & supermarkets, as well independent shops, pubs, restaurants and entertainment.

Road connections take you straight onto the A15 within 5 minutes, linking straight south to Lincoln within 35 minutes and then the A1. Lincoln has a direct train link to London, taking just over 2 hours. Trains to Sheffield & Retford can be found at Kirton Lindsey Rail Station, which is only 5 minutes away, or from Gainsborough rail station.

Mount Pleasant Windmill would make a wonderful business opportunity with a traditional & historic working windmill, industrial scale bakery oven and tearooms, and further outbuildings to renovate potentially produce an income, with the added benefit of two separate land registry titles. Equally it would make a fine home, with an opportunity to lease out the windmill to an external tenant.
