LOCATION
The expansive property lies in a small enclave of 4 homes surrounded by fields between the hamlet of Evedon and the well-served town of Sleaford only a few minutes’ drive away. An attractive, bustling market town on the River Slea just south of the A17, it is 11 miles northeast of Grantham and 17 miles south of the city of Lincoln. Transport connections are excellent being close to the A17 and the A15. For those needing to commute, Sleaford benefits a train station on the Nottingham to Skegness line via Grantham from which fast trains to Kings Cross take around an hour. Sleaford is also on the Peterborough to Lincoln line with fast trains from Peterborough to London taking only 45 minutes.
The town offers all that you would expect from a thriving community including several supermarkets, sports clubs and a leisure centre as well as being home to The Hub, the National Centre for Art & Design.

SCHOOLS
Sleaford provides a choice of four primary schools and three popular state secondary schools: two selective grammar schools, Carre’s Grammar School (for boys, with a mixed 6th form) and Kesteven & Sleaford High School (for girls), and co-ed St. George’s Academy, all of which are rated Good by Ofsted. Further excellent secondary schools are in Grantham and, in the private sector, the Lincoln Minster Schools (prep and senior) in the centre of Lincoln.

SELLER INSIGHTS
“We moved to the site in 2001 and lived as a family with three children in a clutch of static caravans one with a porch over the stream, for about ten years working extremely hard to transform the place to what it is today. It was a complex of an old Lincolnshire cottage (subsequently knocked down and replaced with a new house we then sold), two barns, crew yards and stables all sitting on a large acreage in this idyllic spot in the countryside.”
“All the inside walls are lined with studwork and have loads of insulation behind, so the property is incredibly warm in winter and kept cool in summer. The 24 solar panels have done their job in providing pretty much all our electricity especially in summer - that’s been a real bonus in the workshops in the barn - and it’s great to be able to see all the readings on your phone.”
“I am a stickler for tidiness, so I have paid careful consideration to every little detail during the conversion and since. Everything has been constantly maintained and kept in perfect order.”
“Outside, the property is beautifully illuminated at night by thoughtfully positioned exterior lighting to create a lovely ambience.”
“There are fantastic walks with miles and miles to explore from the doorstep. I cut paths through the swathes of long grass and love taking Harry, the springer spaniel, out at 8 o’clock every evening as it’s always so peaceful and serene.”
“We dug out the pond and fully lined it in 2008. It’s a wonderful haven for aquatic life - there are gold-crested newts, a moorhen nesting in the middle, and there used to be lots of fish until the heron took them! We introduced the willow tree which has absolutely thrived at the water’s edge and looks so pretty all lit up at night. The hut beside it has a log-burner fitted and is a fabulous place to sit and admire the sunsets in the evenings.”
“A lot of people have horses round here so you see them riding by - there are plenty of bridlepaths. We kept three horses here when my daughter was younger. At the time, the living area of the kitchen (where the bi-folding door opens onto the front) was the stabling part of the big barn - there was a proper manger at one end and drainage in the floor. Now we have two timber stables not far from the house in one corner of the orchard which have been perfect for lambing. There is more provision for livestock in stable sections in the barn. The paddocks are all stock-fenced, about 6 acres of grazing, and there are automatic drinking troughs to them. I currently have a flock of over 20 sheep so there is more than enough for them whilst a field shelter keeps them dry from the rain.”
“It’s been such an idyllic place to live but I realise, now the children have all gone their own way, it is now time to downsize and move into something that better suits my wants and needs.”
