Description

Orchard Lodge is a wonderful detached family home which occupies an, elevated position on Wood Lane, in the heart of sought after Kingwear and benefits from some of the most exquisite views over Waterhead Creek and the surrounding countryside as well as the river Dart over to Dartmouth and far reaching views upstream.

Arranged over three floors, the current accommodation is well presented and offers flexibility for modern family living. All of the principal rooms benefit from the wonderful water views and the current owners have also secured Planning Permission to extend Orchard Lodge under planning ref: 3166/23/HHO
.

The entrance hall, with glazed gable and cloakroom leads to the ground floor living accommodation which flows beautifully and really makes the most of the position. The well equipped kitchen is integrated with a range of appliances including a double oven and microwave, electric hob and dishwasher. There is also space for a fridge freezer and ample base and wall units. Sliding doors to the covered, decked veranda with steps to the garden lead to an extension of the living space and provide the perfect spot for alfresco dining or a sundowner. The kitchen is largely open plan to the adjoining dining room which again benefits from sliding doors to the covered deck and exquisite views upstream and over to Dartmouth and the Britannia Royal Naval College. Beyond this, the living room is equally impressive with feature stone fireplace with inset woodburner and large bay window and window seat which is the perfect place to enjoy the views and take in the activity on the river.

The lower ground floor offers a fabulous, dual aspect principal bedroom. The large windows not only flood the room with natural light but also maximise the exquisite views over the River Dart. The principle bedroom also benefits from a walk-in wardrobe and an en suite shower room. Beyond this, there is a further double bedroom and smaller bedroom which is currently used as a study as well as a family bathroom, airing cupboard and generous storage cupboard. The lower ground floor also provides access to an integral workshop and access to the garden.

There are a further two, generous double bedrooms on the first floor, again benefitting from wonderful views over the water.

Outside
Directly off Wood Lane, Orchard Lodge benefits from ample parking for 2/3 cars as well as a garage with electric up and over door.

To the rear and immediately outside the open living area is a fabulous wrap around veranda with steps down to a covered lower terrace and lawned gardens with pond.

Beyond this, steps lead down through the terraced garden which is bordered by mature shrubs and plants.
A gate and steps also lead into the garden from Wood Lane and the garden can also be accessed through the workshop.

Location

Kingswear sits on the sunny, east bank of the River Dart at the entrance of the Dart Estuary in the South Hams. The village, which lies in the South Devon Area of Outstanding Natural Beauty, offers two pubs, a bistro / coffee shop, a post office, a church and The Royal Dart Yacht Club.

Across the river and accessible via 3 different ferries which run all day long, is the beautiful town of Dartmouth, home to the Britannia Royal Naval College and a wonderful selection of shops, boutiques, galleries, pubs and restaurants. In addition, the town offers two supermarkets, a cinema, a medical centre and a leisure centre with indoor swimming pool. The River Dart’s deep-water port attracts sailing vessels from all over the world and is considered to be one of the prettiest in Europe. For yachtsmen, Kingswear is at the centre of one of the finest cruising grounds in the UK and there are three well known marinas on the river with first class facilities for sailing and motor yacht owners alike.

There are sandy beaches at Torbay and all along the South Hams coastline together with several excellent golf courses. The nearby major town of Totnes offers main line rail links to London. The A38 (19 miles) provides access to the cities of Plymouth and Exeter, the M5 and Exeter International Airport.
