Outside - Approached over a track through woodland owned by the Yarcombe Estate, the latter part of this tarmac, although steep. The drive winds down to the property which incorporates an area of woodland with the large timber shed and garage, this in turn opens up to a further parking area to the back of the cottage. A neighbouring farmer has an unwritten access across a small part of the woodland. To the back of the garage is a small stone building which has been improved to form a home office/ third bedroom that opens up to the gardens.

The gardens are laid predominately to lawn with mature shrubs and trees. The majority of the gardens are South East facing gardens with views across the adjoining pasture land, Yarty Valley and beyond as far as Golden Cap in Dorset.
