Only a short stroll from Blackhorse Road Underground, Walthamstow Market, and Walthamstow Wetlands – a 211-hectare nature reserve – this characterful Victorian house promises peace and tranquillity while being just a stone’s throw from excellent pubs, eateries, and shops, all within easy commuting distance of Central London.

The property has been within the same family for over forty years, and the current owners have fond memories of it as a lovely family home, now ready for the new owners to begin redesigning it into their dream home.

As it stands, the house features a spacious living room, a kitchen and bathroom, and two double bedrooms. However, the sizable south-facing rear garden offers plenty of potential to take the renovation to the next level by extending to create a high-spec dining kitchen. A loft conversion could also be on the cards, subject to planning and consent.

The house sits in a quiet cluster of residential streets lined with trees and attractive Victorian terraced homes. Fronted by a variegated brick exterior with stone lintels to the bay window and entrance, the property is set behind a low brick wall and a wrought-iron gate opening to the front patio.

Fanlights on the new front door and a transom window above illuminate the hallway beyond. Here, the high coved ceiling continues in the living room to your right, which also features picture rails and a double-glazed canted bay window.

You can access the kitchen from the hallway or the living room, passing a useful understairs storage cupboard. With a good range of cupboards, an integrated cooker, a 1.5-bowl sink and space for a laundry appliance, a freestanding fridge freezer, and a dining table, it’s a comfortable size for cooking while you decide your next steps.

Upstairs, you’ll find two well-proportioned double bedrooms. Two tall windows brighten the master bedroom, which has a coved ceiling and built-in storage, while a south-facing window frames the garden in the rear double. Both rooms have access to a three-piece garden-facing Jack-and-Jill bathroom housing the boiler, which was replaced in 2007.

Outside, the south-facing garden is laid with paving and enclosed with fencing and flowerbeds, currently planted with roses, sunflowers, and vegetable plants such as sweetcorn and tomatoes.

A NOTE FROM THE OWNERS

‘We have enjoyed growing up in an area that is close to Central London but quiet enough to relax and reflect. We have many fond memories of Mum cultivating the garden and spending time with family in the living room. Being so close to Blackhorse Road Tube station and Walthamstow Market, while still being in a peaceful location, has been a huge bonus.’

IN THE NEIGHBOURHOOD

Roma Road is a tree-lined street just minutes from the beautiful Walthamstow Wetlands, yet within quick and easy reach of vibrant Walthamstow town centre, with its many cafés and convenience stores at the southern end. Walthamstow Market – the longest in Europe – is also not to be missed for its fresh street food, community entertainment and local brands.

Just down the road, you’ll discover some excellent waterside pubs, including Pretty Decent Company Brewery & Taproom, Signature Brew, Exale Taproom and Big Penny Social for music, drink, and a buzzing atmosphere.

Meanwhile, a 30-minute stroll east will bring you to Walthamstow Village, where you’ll find local favourites such as Eat17, Wildcard Brewery, Pillars Taproom and Parish Wines. Enjoy great coffee and pastries at Hucks Coffee on Grove Rd, fish and chips from Orford, and wine from Gnarly Vines on Hoe Street. You’re spoilt for choice for pubs, too, with both The Queens Arms and The Castle for Sunday roasts.

The area has great transport links, with Blackhorse Road station served by Victoria line trains and London Overground trains between Gospel Oak and Barking. Walthamstow Central Underground is just a 20-minute walk, where you can hop on the Victoria line and whizz to Liverpool St in 18 minutes. Alternatively, reach the Overground at Walthamstow Queen’s Road in 22 minutes or St James Street in 17 minutes.

Fancy some fresh air? Amble to one of many open green spaces on your doorstep, including Lea Valley Park and the 211 hectares of Walthamstow Wetlands, an internationally important urban wetland nature reserve providing home and shelter to a wide range of wildlife.

In the other direction, explore Hollow Ponds, renowned for beautiful scenery, trails, fishing, and boating opportunities. From here, Epping Forest extends north for miles (it’s possible to cycle through woodland without using a road).

The area has numerous schools and nurseries, including Greenleaf Primary, Stoneydown Park Primary, and Willowfield Secondary, all Ofsted-rated ‘Good’ and within a 10-minute walk, and the ‘Outstanding’ Eden Girls’ School (17 minutes).

Eeleven is a design-conscious estate agent for design-conscious people. We specialise in Victorian and Edwardian homes with contemporary interiors and traditional character in Leytonstone, Leyton, Forest Gate and Wanstead.  Our creative approach to marketing your home offers you an elevated alternative to the standard model of estate agency, from professional copywriting, to magazine-style photography and a personal love of period details and modern materials. The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.  We've had a longstanding love affair with these remarkable and versatile properties — from the architecture outside, to the detail within, and the versatility of the design — but it's the imagination of people who make one their project that really stirs our soul. Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion! Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood. And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience. Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
