Total 37.06 acres

Ball Farm comprises of 37.06 acres (15.00ha) of grade 3 productive pastureland with several useful agricultural buildings, on the outskirts of Pewsey.

The main access to the land is directly off the B3087 with a farm track leading to an yard which is fronted by two agricultural buildings, one enclosed and the other open fronted.

The land is currently grazed by livestock but given its largely flat and level in nature it could easily be used for forage production. Several footpaths intersect the property which are indicated on the attached plan.

LOT 1 - LAND AND BUILDINGS
Adjoining Milton Road to the north and totalling 8.51 acres Lot 1 presents a single block of pastureland.

The property benefits from an agricultural yard with two substantial steel portal framed agricultural buildings with ease of access off Milton Road. The buildings are currently used for agricultural purposes however they present a number of future development opportunities including commercial or residential (STP). There is no recent planning history on the buildings themselves which presents the buyer with a blank canvas. The buildings measure approximately 45ft x 40ft and 60ft x 25ft totalling 3,300sq.ft.

The pastureland itself is largely surrounded on three sides by residential development. The land also benefits from no planning history.

LOT 2 - 8.45 ACRES OF PASTURELAND
With a number of mature trees and hedgerows bordering the land and within the field parcel itself, the land has an attractive parkland appearance.

The land abuts Ball Road to the west and although there is currently no access onto Ball Road, this is an opportunity for a buyer (STP). The formal access to Lot 2 is proposed from the east across Lot 3 as shown hatched blue on accompanying plan. This access will be unrestricted.

LOT 3 - 20.37 ACRES OF PASTURELAND
The southern most section of Ball Farm and subdivided into 3 manageable field parcels, Lot 3 provides more seclusion and tranquillity albeit within close walking distance of Pewsey village. The land benefits from mature hedgerow boundaries and mature trees.

The property is within the North Wessex Downs AONB and is within a groundwater NVZ.

All sporting rights are in hand and are included within the sale.

The farm is being sold with a Farm Business Tenancy (FBT) which ends March 2025.

The land will be sold subject to an overage provision of 25 years and for a 30% increase in value over agricultural value.

Ball Farm is situated on the outskirts of the large village of Pewsey in an easily accessible location off the B3087, surrounded by the the beautiful Vale.

The village of Pewsey offers multiple commercial, leisure and retail facilities as well as excellent riding and walking opportunities. More over Pewsey has a direct line to London, Paddington (58 minutes).

Further afield, the historic Market towns of Devizes, to the West, and Marlborough, to the North, provides further opportunities.

Lot 1 is serviced by mains water.

Head west along Burbage Road (B3087) past Easton Royal and Milton Lilbourne. The property can then be found on your right before reaching Pewsey village itself.
