Despite modest appearances Ambledown is a surprisingly spacious property that is presented in immaculate decorative order throughout with a wonderfully light and bright feel. Originally constructed in the late 1980’s with stone elevations under a tiled roof, the property was almost doubled in size with a significant extension to the rear that was undertaken in 2011.
Access can be gained to the front of the property via a newly positioned oak front door and porch that opens into an entrance hall. A dual aspect study lies just off this space as well as a beautiful sitting room with wooden floors and Jetmaster fire with marble surround and mantle over, providing a comforting focal point. This house flows exceptionally well as evidenced when one steps through into the most impressive kitchen/dining/family room that is perfect for the demands of modern day living. A wonderfully light and open space with a beautiful tiled floor, space for a large dining table and even a couple of sofas. Doors to the rear terrace are ideally located for those wishing to dine outside and the views to the paddocks provide a lovely open aspect. The kitchen itself, with recessed lighting, is very well appointed with a two oven and two hot plate electric Aga (cream) with separate module providing an additional two ovens and four ring hob. There are plenty of painted wall and base units under a granite worktop, a central island with breakfast bar, integrated fridge, space and connection for a further fridge and dishwasher. Beyond is a conveniently positioned utility room with space and connection for a fridge freezer and a washing machine along with plenty of storage and a sink. The inclusion of a large boot room with access to the rear terrace and a downstairs cloakroom further enhances the practicality of this house. Solar panels and double glazing throughout also ensure its efficient running.
Stairs rise up to a central landing off which five bedrooms are to be found, the principal of which benefits from a large walk in wardrobe, views across the gardens and an ensuite bathroom with bathtub, shower cubicle, basin and WC. In addition, there is a further ensuite shower room and a family bathroom.

Outside
The house is approached via a five bar timber gate that opens into a gravelled driveway leading to a large parking area for several cars. To the front is a gravelled area with roses flanking the front door and pretty vines and wisteria entwined around a timber pergola that serve to soften the property’s frontage. An enclosed terrace provides the perfect, private spot from which to enjoy some alfresco dining with a pretty raised border filled with salvia, lupins, delphiniums, geraniums, white jasmine and herbs offering a colourful backdrop. Trimmed box and a Charles de Mills hedge line the driveway that leads back to numerous outbuildings that include a large shed, home office, double carport, stable block with three stables, secure storage and hay barn offering a whole host of versatile options. The flat grazing land that lies beyond has also been considerately divided into seven paddocks with stock proof fencing, hedging, automatically filling water troughs, five field shelters and two copses for shade. In addition, there is a standard full sized riding school with equestrian rubber chip. Additional access is available beyond the stable block to the public highway. The total land holding extends to approximately 5.3 acres.
With views across to the church at Evercreech and direct access to a network of footpaths and bridleways, this wonderful village house with extensive equestrian facilities would be ideal for anyone wishing to make the most of this beautiful village setting.

The Hauser & Wirth gallery, garden, Roth Bar and farm shop, are within a short drive. . Other practical needs can also be met thanks to the doctor’s surgery, pharmacy, vet, post office, several mini supermarkets, a fuel station and a multitude of independent shops. The Newt, now well renowned for its many first class attractions, is also nearby. Sailing and water sports on the Bristol Channel, Dorset coast or Sutton Bingham and Chew reservoirs. Nearby racing is at Wincanton, Salisbury and Taunton. The are also numerous golf courses in the area and theatres are at Bath, Yeovil, Bristol and Salisbury.
