Description

Originally built in the 1920's as a summer holiday home for the Wiils tobacco family, "Higher Cator" is a particularly lovely, detached chalet-style bungalow with rendered elevations beneath a tiled roof with high chimney stacks and finials on the ridges. This charming home is entered via electric gates opening onto the extensive parking area and inviting gardens.

Inside, there is a beautiful and sociable kitchen/breakfast room which is clearly the heart of the home. The kitchen itself is centred around an island, with an extensive range of wall, base and drawer units and French doors leading out onto the terrace. The free flowing accommodation leads nicely into a double aspect dining room with a feature fireplace and views out onto the garden via a pretty square bay. Adjacent to the kitchen is a useful utility room and laundry cupboard.

The impressive central hall again has French doors out onto the terrace and provides access to the delightful sitting room with a feature fireplace. There are three bedrooms (one en suite) on this level, including one which is currently being used as a study and a family bathroom. On the first floor, the principal bedroom enjoys long distant views towards the south coast and a walk in wardrobe. There is a modern shower room and further storage on this level. The storage area has huge potential subject to necessary planning consents.

Gardens and Grounds
The gardens are a particular feature to Higher Cator and total 1.17 acres. Cleverly planted and enjoying an extensive lawn there is plenty of space to appreciate its truly magical setting. There is a working kitchen garden with raised beds and green house alongside a terrace and seating area perfectly placed to capture the sunshine. There are sweeping lawns and a good sized area of woodland, providing a charming sylvan setting with a leat running through.

Outbuildings include a substantial studio - perfect for entertaining or creating a home office and a double garage.

Location

Higher Cator sits in a wonderful location close to Haytor and the village of Haytor Vale where there is stunning scenery and exceptional walking from the front door. Haytor Vale itself is within easy walking distance with a very well-regarded public house called The Rock Inn with open fires and a pretty garden.,

Whilst being within the National Park, the location is easily accessible due to excellent road networks to local amenities and link roads. Bovey Tracey, just 3.5 miles distant, is known as the ‘gateway to the moor’ offering a wide range of excellent amenities. There is a swimming pool and sports teams within Bovey Tracey. Ullacombe Farm Shop and Home Café in National Trust’s Parke are within a couple of miles of the property and provide excellent facilities including a café and miles of walking.

Exeter is just 18 miles to the East. This thriving university city offers a wealth of cultural activities from the theatre and museum to the art centre and galleries. There are a variety of shopping options from the new Princesshay development and John Lewis department store as well an array of interesting boutiques and independent stores.

There are many well-regarded schools in the area including primary schools in Widecombe-in-the-Moor and Bovey Tracey and independent schools such as Stover School as well as private bus services to Blundell’s in Tiverton, Exeter School and The Maynard School in Exeter and St Peter’s School in Lympstone.

Benefitting from the raw beauty and seclusion of the moor, yet being so close to excellent communication links is just one of the benefits of Higher Cator. The A38 is just 5.5 miles away, providing excellent links to the M5 at Exeter and the A30 as well as the South Hams beaches and Cornwall beyond. There are high speed rail links operating from Exeter St David’s and Newton Abbot station to London Paddington, the Midlands and North of England.
