Description
We are delighted to be able to offer for sale a superb equestrian unit located close to the outskirts of the village of Wedmore that offers a wealth of opportunity to create a yard that would suit many equestrian disciplines.
A good, gated access point leads from Keyton Hill to the south into a level hardcore parking and turning area with space for several vehicles, trailers and horse boxes. An access track runs from here and along the southern boundary to the far field, which also has direct road access.
There is a pair of timber field shelters with gates to the front that provide stabling or shelter with plenty of space to be able to erect additional stables, subject of course to gaining any of the relevant consents.
The school lies just below the stables and measures 60m x 40m with a waxed sand and fibre surface which has been well maintained. It is enclosed with wooden post and rail fencing together with stock fencing along the bottom. At the far end are a set of Equestrian Reflection dressage training mirrors, erected on galvanised frames and supports for ease of maintenance and longevity.
A grass bank on two sides of the school, which has been planted with wildflowers and maturing trees, provides a sheltered spot for the school with the trees acting as a natural wind break.
The land
The land is entirely level in aspect and is enclosed by mature hedges and fencing and stock fencing with gates linking the paddocks for ease of maintenance. As keen eventers, the current owners have installed a couple of cross country fences on the land, including steps off the bank at the end of school and rails in the hedge line.
Location
Keyton Hill is in a lovely spot when it comes to riding out with a network of lanes, droves and bridleways to explore. The location is superb when it comes to the choice of facilities and venues close by catering for all disciplines, affiliated and unaffiliated competitions and training- Badgworth Arean 5 miles, King Sedgmoor and Stretcholt (10 miles), Stockland Lovell (20 miles) and Pontispool (30 miles) The Quantock Hills and the beach at Brean and Berrow (riding permitted all year round) are also close by.
Rights of way
There are no rights of way either public or private over the land.
Local Council

Services

Planning
Planning consent was granted in January 2012 for the installation of the school (planning reference: 50/11/00115. One of the conditions of the consent is that the school is used for private use only. Interested parties must rely on their own enquiries regarding their proposed use.

Broadband availability and predicted speed: obtained from Ofcom on September 2, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on September 2, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
