Vendor Insight
We were looking for a rural countryside project with original character that we could make our own and into a modern living space. We found Elm Cottage and immediately had to offer. We were so excited by the property we even started the planning and working with conservation before the sale completed!
We have put so much time, effort and money into the property to make sure it retained its original sense of a character cottage. There’s so much that goes into a house like this that you don’t even end up seeing but makes it worthwhile for the final result. Things like making sure the exact brick and style of mortar were used when creating new openings in existing brickwork or tiles that were carefully removed to be reused when the new roof structure was finished. All these details mean you wouldn’t know anything has changed from the outside and it’s hard to tell where the old finishes and the new starts.
The accommodation has been extended to 1300 sqft comprising three double bedrooms including master with ensuite, bathroom, kitchen dining room, utility room and living room.
The original entrance door has been reinstated to access a welcoming entrance hallway and adapted layout. To the left we have all three bedrooms including the feature master bedroom with ensuite and high vaulted ceilings, exposed beams and patio door access to the newly landscaped patio area. The perfect setting for a morning coffee.
The family bathroom has also been inspired by luxury hotel vibes, with a beautiful four piece sweet including stand-alone bath, walk-in shower with inset shelving and LED lighting. The bathroom, much like the rest of the property, features vaulted ceiling with roof light for natural lighting.
The kitchen dining room of this cottage is superbly elegant. A kitchen island with Quartz work surface is a centre piece to a minimalist yet warm and welcoming space with view to the garden and accessed with bi-folding doors, amazing for the summer months to create superb indoor-outdoor living. There is also an incredibly practical utility room with feature stable door.
Possibly the most impressive feature of this home is the sitting room. This room was added by the current owners to create the perfect blend of space, style and character. Vaulted ceilings, exposed beams, fireplace with wood burning stove all add for a modern yet cosy feel. Combine this with a cantilevered opening for pillarless and uninterrupted views of the landscaped garden, you have yourself one incredible room.
The outside has received just as much care and attention throughout the renovation. A vast patio surrounded by contemporary slatted fencing can be accessed from nearly all of the internal rooms. There’s a good lawn accompanied by a paved path leading to a storage outbuilding and feature garden unit currently used as a gym with outside decking accommodating a hot tub.
Upper Dean is an idyllic village, nestled in picturesque countryside and known for its charming rural setting with a strong village community. Although a small village, there are a range of basic amenities including a local pub, a few small shops and local businesses that supply everyday essentials. There is also a primary school.
An additional benefit is the proximity to larger towns such as Kimbolton and Bedford, where more extensive shopping, dining, and healthcare facilities can be found.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 25, 2024
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 25, 2024
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 16, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
